Job Title: Property Manager

We are seeking an experienced Property Manager to join our team at Shapell Properties Inc. in Northern California.

Job Summary:

The Property Manager will be responsible for the day-to-day operations of our retail portfolio in Northern California. This includes ensuring smooth and efficient running of daily business administration responsibilities, maintaining personal contact with tenants, vendors, and owner representatives, and overseeing activities to promote solid, reliable relationships with tenants, vendors, and the surrounding community.

Key Responsibilities:

  1. Develop and implement operational plans and actions that will achieve or surpass cash flow objectives and maximize the asset value while complying with established company objectives.
  2. Maintain personal contact with tenants, vendors, and owner representatives to ensure tenant satisfaction, resolving issues in a professional and timely manner.
  3. Assist leasing with prospective tenant space showings and be familiar with the provisions of a NNN lease.
  4. Evaluate service contract requirements and oversee tenant improvement projects, prepare specifications, obtain/evaluate bids, negotiate and manage vendor contracts, and monitor vendor performance through regular inspections.
  5. Respond to after-hours emergencies in person or by phone depending on the severity of the situation.
  6. Manage all aspects of tenant onboarding process and develop strong relationships with existing and future tenants.
  7. Be physically present and visible onsite, frequently meet with tenants, and organize/attend any owner-sponsored tenant social events.
  8. Coordinate subcontractors and vendor management process for HVAC, repairs & maintenance, security, pest control, trash, etc.
  9. Identify and prioritize operational initiatives that can improve quality of operations and decrease costs.
  10. Manage property accounting and analysis and provide monthly and quarterly financials to Accounting in accordance with applicable deadlines.
  11. Implement the approved strategic management plan for the asset(s) and has primary responsibility for the day-to-day operations to assure that all site operations follow established policies and procedures.
  12. Oversee the preparation of the annual budget and management plan, monthly financial reports, variance reports, and CAM reconciliations.
  13. Conduct regular site inspections and ensure a property inspection program is in place and implemented.
  14. Manage on-site maintenance and/or support staff to achieve the company goals.

Requirements:

  1. 2-4 years in the property management or construction management industry, or 4+ years of comparable experience.
  2. Shopping center industry experience is a plus.
  3. Excellent time management skills and ability to multi-task and prioritize work.
  4. Excellent written and verbal communication skills, including proven excellent customer service.
  5. Extensive experience in analyzing and negotiating commercial lease and/or contract language.
  6. Commercial property management experience.
  7. Proficiency in MS Office, including Microsoft Word and Excel.
  8. Working knowledge of a variety of software programs, including Yardi and DocuSign, would be beneficial.
  9. BA/BS preferred or college-level coursework in related disciplines preferred or equivalent.
