PRIMARY ROLE:

The primary responsibility involves conducting comprehensive financial and credit evaluations of operational entities and real estate development initiatives to ascertain the necessary level of State support. This includes structuring loans, grants, the allocation of State assets, and other financial assistance as needed.

KEY RESPONSIBILITIES:

  • Design and develop financial models to assess various real estate development proposals.
  • Create and modify tailored Excel spreadsheets for developers to outline their financial strategies.
  • Execute credit evaluations and underwrite loans, prepare loan documentation, and present findings to the Board for credit endorsement.
  • Draft memoranda that detail the financial robustness of corporations and projects, including credit risks and funding deficiencies.
  • Provide financial assessments for regional counsel projects.
  • Conduct site assessments of potential and existing borrowers and engage in discussions with relevant parties.
  • Carry out risk evaluations concerning credit and collateral to ensure the stability of loans and maintain sound credit quality.
  • Perform sensitivity analyses and initiate financial feasibility assessments on intricate business development proposals.
  • Develop and adjust custom Excel worksheets to analyze extensive projects.
  • Research, devise, and implement initiatives that foster economic growth.
  • Offer advanced financial analysis support to various departments, including real estate, venture capital, loans & grants, and other state entities.

QUALIFICATIONS:

Educational Background: A Bachelor’s degree is required; an MBA is preferred.

Experience: A minimum of 5 years of experience in financial analysis of operational companies, substantial real estate transactions, and/or commercial loan underwriting is essential.

Required Knowledge: The ideal candidate should possess the ability to independently analyze and interpret financial statements and produce concise credit analyses. This includes a strong understanding of financial accounting, excellent analytical skills, proficiency in financial modeling, and superior written and verbal communication abilities. Familiarity with various tax credit programs (LIHTC, HTC & NMTC) is also necessary. Advanced Excel capabilities are required.
