Role Overview

The Facilities Operations Leader is accountable for overseeing the daily operational functions at Renesas's various sites. This role involves managing in-house maintenance and/or third-party services to ensure the optimal performance of building systems and infrastructure, thereby fostering an excellent work environment. The individual will cultivate positive relationships with stakeholders and champion all Environmental, Health, and Safety (EH&S) initiatives while demonstrating familiarity with ISO standards. The Facilities Operations Leader will also design maintenance programs and promote continuous improvement and best practices throughout the facilities organization.

Key Responsibilities:
  • Oversee office and electronic lab operations across multiple sites.
  • Develop and manage the facility budget, recommending necessary repairs, maintenance, and enhancements, including capital expenditures.
  • Ensure alignment of operational expenditures and capital expenditures with approved annual operating plan targets.
  • Prepare presentations to secure approvals for facilities projects and capital expenditures from headquarters.
  • Supervise and evaluate small construction and installation initiatives.
  • Establish and implement facility maintenance programs while driving continuous improvement across the organization.
  • Provide leadership and guidance related to service level agreements associated with facilities contracts.
  • Manage, mentor, and lead facilities personnel across various locations.
  • Adopt a systematic approach to routine tasks and projects to enhance service delivery and customer satisfaction.
  • Recommend and execute ongoing service quality enhancements.
  • Conduct root cause analyses for maintenance failures, whether in-house or outsourced.
  • Develop actionable career advancement plans for direct reports, assisting them in setting meaningful and measurable goals.
  • Diagnose facility-related issues and provide direction for resolution.
  • Assist staff with design, installation, and equipment repairs to enhance safety, reliability, and operability.
  • Monitor the working environment to ensure compliance with corporate and professional standards.
  • Support construction design and equipment specifications as needed.
  • Ensure adherence to local, state, and federal regulations, and oversee necessary regulatory testing.
  • Maintain accurate documentation for all maintenance, services, and repairs.
  • Coordinate the scheduling of third-party maintenance contracts, ensuring compliance with company standards.
  • Manage the receipt and dispatch of work requests to vendors and service providers.
  • Oversee collaboration with third-party vendors, tracking work order completion and reviewing invoices for compliance with service agreements.
  • Respond to emergencies and after-hours issues as they arise.
  • Foster effective cooperation with internal stakeholders.
  • Act as a liaison with contractors and service providers, ensuring service delivery meets business requirements and conducting regular performance reviews.
  • Negotiate contracts with external providers, preparing necessary documentation and assessing costs for services to ensure optimal value.
  • Maintain site floor plans, tracking personnel placement within these plans.
  • Conduct regular inspections to ensure sites are orderly and compliant with standards.
  • Manage third-party janitorial services to uphold site conditions.
  • Collaborate with Environmental, Health, and Safety (EH&S) and Business Continuity Management initiatives.
  • Support Corporate Social Responsibility activities.
  • Engage in M&A activities and integration efforts.
  • Participate actively in the Emergency Response Team.
Qualifications:
  • Bachelor's degree in business administration, engineering, construction management, or a related technical field, or equivalent experience.
  • A minimum of 5 years of recent experience in facilities management.
  • Proficiency in Microsoft Office Suite.
  • Strong command of AutoCAD and Bluebeam is essential.
  • Excellent interpersonal, verbal, and written communication skills.
  • Ability to swiftly and effectively resolve complex facilities issues.
  • Operational knowledge of building infrastructure, including HVAC, electrical, plumbing, and maintenance systems.
  • Familiarity with office and electronic lab environments, including test floors and related equipment.
  • Some knowledge of environmental health and safety practices.
  • Self-motivated and eager to tackle challenges.
  • Exceptional organizational skills with a keen attention to detail.
  • Ability to maintain discretion and flexibility while responding responsibly to various situations.
  • Strong leadership and relationship-building capabilities, with a collaborative approach.
  • Competence in engaging with individuals at all organizational levels and adept problem-solving skills.
  • Ability to perform under pressure and meet demanding deadlines.

Additional Information:

The anticipated annual salary range for this position is $99K - $148K, with eligibility for short-term incentive bonuses and commission opportunities. The final offer will be influenced by geographic location, relevant experience, and the candidate's skill set.
