Job Title: Residential Maintenance Manager

We are seeking a highly skilled and experienced Residential Maintenance Manager to join our team at Harmoniq Residential. As a key member of our maintenance division, you will be responsible for leading our maintenance team and overseeing strategic initiatives to ensure the highest level of quality and service for our residents.

Key Responsibilities:
  • Quality Control: Perform regular property walks and inspections to identify areas for improvement and work with our maintenance teams to implement corrective actions.
  • Preventative Maintenance: Develop and implement a site-specific preventative maintenance schedule to ensure the longevity of our properties and reduce the risk of costly repairs.
  • Reporting and Inspections: Create and maintain accurate records of inspections and reports, and ensure compliance with all relevant regulations and standards.
  • Vendor Management: Establish and maintain relationships with vendors and suppliers to ensure the best possible service and value for our residents.
  • Tools and Inventory: Manage our inventory of tools and equipment, and ensure that our maintenance teams have the resources they need to perform their jobs effectively.
  • Warranty Enforcement: Work with our general contractor to ensure that all warranty claims are handled promptly and fairly.
  • Scope Expectations: Develop and maintain clear scope of services for our maintenance teams, and ensure that all work is performed to the highest standards.
Requirements:
  • Education: High school diploma or equivalent required; bachelor's degree preferred.
  • Experience: A minimum of one year experience in a customer service-related industry and two years apartment leasing experience or a combination of accounting skills/education with customer service experience is preferred.
  • Skills: Strong attention to detail, great communication skills, and sales ability. Ability to support and contribute to a community team. Highly organized and capable of meeting strict deadlines and understanding the sense of urgency.
  • Certifications: Fair Housing Certification, willingness to obtain prior to interacting with prospective residents.
  • Software Skills: Experience with Microsoft Office suite, specifically in Excel to develop and utilize complex spreadsheets. Competence in accounting software and property management software (Resman) preferred.
