The Facilities Manager will be responsible for ensuring the safety and well-being of residents and staff within the community. This role involves hands-on management of work orders and routine maintenance tasks in resident apartments, which may include basic plumbing, electrical work, painting, drywall repairs, small appliance servicing, and floor maintenance. Exceptional customer service skills and a compassionate approach to working with the elderly are essential.

Key Responsibilities:
- Perform a diverse range of building maintenance and mechanical tasks, including carpentry, electrical, plumbing, interior and exterior painting, masonry, drywall repair, small appliance repair, and minor equipment troubleshooting.
- Adhere to proper work order protocols, confirming receipt and ensuring that work schedules are established for each resident within 24 hours of the order.
- Coordinate and oversee the timely completion of corrective and preventative maintenance services for the grounds and building.
- Maintain necessary logs to track maintenance activities, including but not limited to: Hot Water Temperature, Emergency Generator Checks, MSDS Sheets, Fire Extinguisher Checks, Fire Drills, and Emergency Call System Tests.
- Order approved maintenance-related supplies and products for repairs and ongoing maintenance.
- Assist in formulating the annual maintenance budget and maintain an effective inventory control program for supplies, parts, tools, and equipment.
- Supervise the work of external contractors providing physical plant services, including landscaping, painting, flooring installation, HVAC, and equipment repairs.
- Oversee Environmental Services, security, housekeeping, and laundry operations.
- Ensure compliance with OSHA regulations and maintain records of safety drills and training for all staff.
- Guarantee that all company, state, local, and federal health, safety, building, fire, and insurance codes are met or exceeded.
- Respond to emergency calls as necessary.
Qualifications:
Candidates must possess a high school diploma or equivalent. A foundational knowledge of wiring, plumbing, painting, carpentry, heating, and HVAC systems is required. A minimum of 2-3 years of demonstrated experience in a senior living or multi-family environment is essential.
