KEY RESPONSIBILITIES

Primary Duties Include:

The following duties exemplify the range of work that may be undertaken. The absence of specific tasks does not exclude them from the role if they are similar, related, or logically associated with this position.

1. Identifies issues and conducts repairs to the interior and exterior of buildings, ensuring furniture and equipment are maintained according to housing standards across plumbing, carpentry, electrical, mechanical, and related fields.

2. Aids in assessing damage to properties owned by the Authority, determining tenant responsibility for repairs, and collaborating with supervisors to evaluate tenant charges per Authority protocols.

3. Executes rough carpentry tasks, including the installation and repair of entry and interior doors, framing, and wall partition repairs, as well as the installation of gypsum board and insulation.

4. Carries out finished carpentry work, which includes trimming windows and doors, replacing base trim, installing cabinetry in kitchens and bathrooms, and preparing and installing flooring and wall/floor tiles.

5. Conducts electrical tasks such as wiring installation and repair, troubleshooting and replacing switches and outlets, circuit breaker replacements, and light fixture repairs.

6. Maintains plumbing systems through general work, including rough piping for water and sewer systems, fixture repairs, and addressing leaks and clogs to meet housing quality standards.

7. Repairs and adjusts various appliances and equipment, including furnaces, dishwashers, stoves, and refrigerators, replacing them when necessary.

8. Performs general repairs on structural components, roof repairs, foundation waterproofing, and masonry work, ensuring the integrity of buildings.

9. Operates and maintains a variety of small engines and hand tools, ensuring safety and functionality.

10. May perform maintenance on power tools and equipment, ensuring they are in good working condition.

11. May install and maintain HVAC systems, conducting preventive maintenance and restoring faulty systems according to specifications.

EDUCATIONAL REQUIREMENTS

A high school diploma (or GED) or vocational technician certification beyond high school, along with two years of experience or training in building maintenance or mechanical equipment repair, or an equivalent combination of education and experience. EPA certification is preferred.

ADDITIONAL REQUIREMENTS

1. A valid driver's license is required.

2. Ability to lift weights ranging from 50 to 75 lbs.
