Key Responsibilities

  • Lead the planning and execution of construction projects from initial development through to successful completion, ensuring client satisfaction and financial performance.
  • Engage in negotiations with General Contractors to establish a Construction Management contract for the assigned projects.
  • Oversee on-site construction activities during all phases including mobilization, site preparation, fit-out, commissioning, and occupancy.
  • Manage subcontractors and consultants to ensure compliance with contractual obligations.
  • Prepare detailed project budget reports and cash flow forecasts for approval.
  • Collaborate with various stakeholders, including engineers and architects, to define project requirements, specifications, and timelines.
  • Provide regular project status updates and documentation in line with company protocols.
  • Monitor design and construction processes, focusing on risk management and safety compliance.
  • Work with management to formulate project development budgets.
  • Develop and maintain comprehensive construction schedules.
  • Prepare and assess bidding documents and contracts to ensure complete project scope coverage.
  • Coordinate the approval of architectural and engineering plans with respect to budgetary and scheduling constraints.
  • Manage monthly invoicing processes, including gathering necessary documentation from subcontractors and ensuring compliance with financial protocols.
  • Conduct inspections to verify that all work adheres to design specifications.
  • Track expenditures against project budgets and contracts.
  • Evaluate change orders and claims as they arise.
  • Interface with regulatory bodies and stakeholders to secure required approvals.
  • Utilize strong interpersonal skills to effectively collaborate with all project stakeholders.
  • Ensure project completion within established budget and timeline parameters.

Qualifications

  • In-depth knowledge of project management principles and their practical application.
  • A minimum of 10 years of supervisory experience in construction management, with a solid understanding of all aspects of building construction.
  • Proficiency in English is required; Spanish language skills are advantageous.
  • Experience in collaborating with architects and engineers to develop cost estimates and construction documents.
  • Ability to analyze bids and provide accurate cost estimates.
  • Exceptional attention to detail and proven analytical skills.
  • Demonstrated leadership capabilities.
  • Strong communication skills with a track record of maintaining effective business relationships.
  • Excellent organizational skills with the ability to manage multiple projects concurrently.
  • Capacity to comprehend and interpret complex business documents.
  • Ability to prepare necessary documentation for construction draws.
