Job Summary

We are seeking a highly skilled Project Manager to join our Mission Critical team at JE Dunn Construction. As a Project Manager, you will be responsible for leading all aspects of the company's safety culture and creating awareness by demonstrating commitment to an injury-free environment through individual actions and mentoring others.

Key Responsibilities
  • Safety Culture Leadership: Investigate safety incidents, retrain staff as needed, and create awareness through individual actions and mentoring others.
  • Prestart Process Management: Manage the JE Dunn prestart process, including quantity takeoff, trade coordination, and scope of work development.
  • Preconstruction Support: Support the preconstruction team, including quantity takeoff, trade coordination, and scope of work development.
  • Buyout Schedule Planning: Lead the plan and implementation of the buyout schedule, verifying pricing and scope, identifying successful bidders, and managing issuance of subcontracts.
  • Submittal Schedule Management: Manage the submittal schedule setup, coordinating priorities with the team, reviewing and approving all shop drawings and samples prior to submittal to architects or engineers.
  • Logistics Coordination: Coordinate with Logistics to obtain pricing on materials and equipment.
  • Risk Management: Confer with risk management to ensure approval and/or bonding requirements for subcontractors, review decisions with project leaders, and provide ongoing risk analysis of subcontractors throughout the project lifecycle.
  • Stakeholder Coordination: Coordinate with various stakeholders, including subcontractors, owners, field teams, design teams, vendors, and others.
  • Change Request Management: Disseminate change requests to subcontractors for pricing and schedule input, gather and evaluate subcontractor pricing to confirm accuracy, and prepare, submit, and obtain owner/architect approval for change requests.
  • Meetings and Communication: Lead various meetings, including monthly project reviews, progress meetings, and OAC (Owner Architect) meetings, and complete monthly subcontractor and owner pay application process.
  • Project Schedule Management: Prepare project schedules with the Project Superintendent, gather input from project teams, and utilize Lean principles as appropriate to develop and update project schedules for both preconstruction and construction activities.
  • Documentation and Reporting: Provide written documentation for decisions affecting various aspects of the project, including budget, schedule, legal, quality, and/or safety, and employ current best practices for documentation requirements.
  • Financial Management: Prepare monthly cost and margin forecasts with input from superintendents, review with project teams, participate in the development of project budgets, and regularly review costs relative to the budget to highlight discrepancies and enable improved financial performance.
  • Project Closeout: Lead the overall project closeout process using best practice standards, tools, and processes, including the close-out punch list, financials, subcontracts, warranties, and interfaces with region/company legal counsel as appropriate.
Requirements
  • Education: Bachelor's degree in construction management, engineering, or a related field.
  • Experience: 5+ years of construction management experience.
  • Skills: Proficiency in MS Office, project management and accounting software, required construction technology, and scheduling software.
  • Abilities: Ability to perform work accurately and completely, communicate effectively, conduct effective presentations, apply fundamentals of construction management, build relationships and collaborate within teams, and manage budgets and maximize profitability.
Working Environment

Valid and unrestricted driver's license required. Must be able to lift up to 25 pounds. May require periods of travel and/or relocation. Must be willing to work non-traditional hours to meet project needs. May be exposed to extreme conditions (hot or cold). Assignment location may include project sites and/or in the office. Frequent activity: sitting, viewing computer screens. Occasional activity: standing, walking, bending, climbing, reaching above shoulder, pushing, pulling.
