Job Overview:


The Community Manager is responsible for enhancing net operating income through effective cost management, maintaining high occupancy rates, and crafting marketing strategies while remaining aware of market trends and competitive pricing.

Key responsibilities include the timely reporting of operational and financial metrics to the Regional Manager, fostering a high-performing on-site team through robust management training, and enforcing company policies and procedures.

The successful candidate will facilitate motivating team meetings, ensure the operational safety of the community, coordinate vendor services to prepare vacant units for new residents, and conduct regular inspections of the property, including grounds, buildings, and apartment units.

Additionally, the role involves conducting and analyzing market surveys to inform strategic decisions.

Physical Demands:


The team member will frequently be required to sit, stand, walk, talk, hear, and reach using their feet, legs, back, arms, and hands. Climbing may occasionally be necessary.

Employees will need to work at a computer and communicate via phone for extended periods.

Must be able to detect auditory and/or visual alarms and be available for extended or flexible hours, including weekends as needed.


Attendance/Travel:
This position is full-time and may require availability for some evenings, weekends, and occasional holidays. Regular attendance and active participation in company functions and events are also expected.

Qualifications:

Computer Skills:
Intermediate computer and Internet proficiency.
Intermediate knowledge of MS Word, Excel, and Outlook.
Preferred familiarity with software programs such as Yardi, Voyager, LRO, Entrata, and Resident Check.

Learning and Development:
Commitment to ongoing professional development and career advancement through the company's continuing education initiatives.

Education:
A high school diploma or equivalent is required.
Certifications such as CPM, CAM, RMP, or CMCA are preferred but not mandatory.
Ability to perform intermediate mathematical functions and utilize all on-site resident management software.

Professional Experience:
A minimum of two years of experience as a Community Manager in the multifamily sector is required.
A minimum of one year of experience in managing new construction projects is also required.
