Essential Duties:

  • Conduct all sales and leasing functions in person to meet property revenue and occupancy targets by greeting and qualifying prospects, leading property tours, processing applications, and ensuring a seamless move-in experience.
  • Inspect apartments before resident move-ins to guarantee they are in optimal condition and coordinate with maintenance for any necessary preparations.
  • Stay updated on market trends and competitor activities that could affect occupancy and sales, developing both short- and long-term marketing strategies to maintain high occupancy levels.
  • Plan and execute offsite marketing initiatives to drive traffic to the property, including resident referral programs and employer outreach, utilizing various digital marketing tools.
  • Utilize property management software to track apartment availability, record leasing activities, and manage resident data effectively.
  • Ensure that the property and model units meet the company’s standards for presentation by regularly inspecting the leasing area and coordinating maintenance needs.
  • Follow up with prospects and new residents to ensure satisfaction through personalized communication.
  • Support the lease renewal process by preparing and delivering renewal documents and ensuring timely execution.
  • Address resident and client inquiries promptly and courteously, taking necessary actions to resolve issues.
  • Complete various administrative and financial reports as required.
  • Adhere to attendance and punctuality expectations while meeting the physical demands of the role.

Work Schedule:

This position typically requires a commitment of 40 hours per week, with varying hours based on site operations.

Qualifications:

Successful candidates will demonstrate a background in sales, marketing, and customer service, along with a high school diploma or equivalent.

Skills Required:

  • Effective communication skills for understanding and completing legal documents and addressing resident inquiries.
  • Mathematical proficiency for financial record-keeping and reporting.
  • Sales acumen for generating leads and closing transactions.
  • Computer literacy, particularly in property management software and digital marketing tools.

Physical Requirements:

Regularly required to stand, walk, and navigate the property. Must be able to lift and carry weights up to 20 pounds independently and 50 pounds with assistance.

Routine local travel may be necessary for training or market research.
