Key Responsibilities- Develop and execute a monthly marketing strategy for the community.
- Implement resident retention initiatives, marketing campaigns, and advertising programs.
- Show and lease apartments, and manage the completion of all leasing applications and documentation.
- Oversee daily activities of staff, including leasing, marketing, maintenance, and construction projects.
- Maintain budgeted occupancy levels at approved rental rates.
- Conduct training, coaching, and disciplinary actions in accordance with company standards.
- Complete scheduled performance evaluations.
- Foster a collaborative, enthusiastic, and service-oriented environment among team members.
- Manage the inventory system in conjunction with maintenance supplies and personnel.
- Maximize Net Operating Income (NOI) through effective cost management and revenue enhancement.
- Prepare and monitor the operating budget, providing reports on property status, including variance and occupancy reports.
- Collect rents and fees, address delinquent accounts, and manage eviction processes per policy.
- Maintain a budget control log and review financial statements, assisting in the preparation of monthly progress reports.
- Adhere to the Fair Housing Act at all times.
- Ensure timely processing of invoices to corporate as per company standards.
- Recruit, hire, train, mentor, and supervise team members, ensuring they meet performance goals.
- Maintain accurate records in OneSite and follow policies for onsite documentation.
- Supervise the maintenance of buildings and grounds, conducting inspections with maintenance staff to identify safety hazards.
- Oversee and approve all work performed by external contractors.
- Address resident concerns and needs, including disputes, renewals, and maintenance issues.
- Coordinate the work schedule of maintenance staff with the Lead Maintenance.
- Participate in after-hours and emergency response as necessary.
- Ensure maintenance staff completes quarterly Preventive Maintenance Reports for all units and facilities.

Work Environment: The noise level in the work environment is typically moderate.
Qualifications- Bachelor's degree preferred.
- Certified Apartment Manager (CAM) certification preferred.
- A minimum of three to five years of prior property management experience.
- Familiarity with OneSite or similar property management software.
- Positive, motivating, and team-oriented attitude, recognizing and reinforcing developmental efforts and improvements.
- Ability to thrive in a fast-paced, competitive environment, setting priorities effectively.
- Willingness to work weekends and overtime as needed.
- High degree of professionalism and confidentiality.
- Strong emphasis on customer service in all job actions, instilling this value in team members.
- Detail-oriented with excellent communication and listening skills.
