Job Summary

We are seeking a highly skilled Maintenance Specialist to join our team at Capri Communities. As a key member of our property care team, you will be responsible for ensuring the overall maintenance and upkeep of our properties, providing exceptional customer service to our residents, and collaborating with our management staff to achieve our company's goals.

Key Responsibilities
  • Daily and Weekly Maintenance
    • Respond to and prioritize work orders for resident requests for maintenance
    • Maintain cleanliness and organization of maintenance areas, laundry rooms, storage areas, office, hallways, and common areas
    • Inspect buildings and maintain/improve curb appeal of grounds (sweep/mop stairwells, clean dumpster areas, check bulbs, HVAC equipment, fire protection system, extinguishers, exit doors, exit lights, etc.)
    • Complete all maintenance logs in a timely manner
    • Correct obvious and general maintenance needs. Report problems and/or recommend solutions
    • Respond to emergencies and consult Property Manager/Executive Director regarding such emergencies
    • Maintain inventory of all maintenance supplies, equipment, and tools
    • Assist with setup and tear-down for special events and activities
    • Maintain professional demeanor when dealing with residents, vendors, and employees of Capri Communities. Provide and promote high-quality resident relations
    • Follow company policies regarding safety and building regulations
  • Monthly and Seasonal Maintenance
    • Perform maintenance at time of turnovers (apartment preparation, check/test fixtures, appliances, alarms, change filters, repair damage)
    • Prepare and follow a preventative maintenance schedule to coordinate property needs and to maintain equipment. Complete and store all testing logs and documentation. Notify Property Manager/Executive Director of any major repairs needed
    • Change and/or replace batteries, light bulbs, filters (furnace and A/C), etc. as needed
  • Supervisory Responsibilities
    • Supervise maintenance and housekeeping staff. Participate in recruiting, interviewing, disciplinary actions, training, and development of staff. Responsible for maintaining proper staffing coverage for maintenance and housekeeping needs
    • This position is expected to be on-call and available for all emergencies that occur at their assigned communities, unless another role is scheduled
  • Other Maintenance Responsibilities
    • In the course of daily/weekly/monthly or seasonal responsibilities, perform building repairs, electrical, plumbing, carpentry, HVAC, painting/plastering, moving/removing furnishings, snow shoveling, inspecting/installing appliances, clean-up, yard work, carpet removal, investigate/resolve roofing repairs, and other services or repairs deemed appropriate by the Property Manager/Executive Director
    • With approval, price and purchase needed maintenance supplies
    • Must keep receipts and turn in expense reports monthly
    • With approval, maintain a stock of parts needed to perform repairs
    • Obtain approval prior to major purchases. Obtain and analyze quotes and compare prices for needed repairs
    • At manager's direction and approval, may hire, oversee, inspect, and/or direct the work of outside contractors
    • Perform general maintenance tasks at other company-owned properties as requested
    Qualifications
    • At least 5 years related experience
    • High School diploma or equivalent
    • Good written and verbal communication skills. Ability to read and comprehend documents such as agreements, correspondence, and memos. Ability to effectively present information in one-on-one and small group situations
    • Basic math skills and ability to calculate figures, amounts, and percentages
    • Ability to apply common-sense understanding to carry out instructions. Ability to deal with problems involving several variables. Ability to maintain a courteous business-like manner when interacting with outside contacts, residents, and employees. Ability to use good judgment, organize, solve problems, work as part of a team, handle multiple tasks, and meet deadlines
    • Must be able to operate a cell phone, telephone, fax, and copier
