The Property Operations Manager is responsible for overseeing all aspects of property management to meet financial targets and ownership goals while complying with all Roundhouse policies and relevant laws, including Fair Housing and Equal Employment regulations.

Your key responsibilities will include:

  • Overseeing daily property operations, including maintenance, leasing, and resident engagement.
  • Creating and executing leasing strategies to attract and retain residents, which includes marketing and promotional initiatives.
  • Maintaining accurate and current records for each property, such as lease agreements, resident details, and financial information.
  • Collaborating closely with the regional manager to understand property objectives and develop strategies to achieve them.
  • Managing vendor relationships and negotiating contracts to ensure timely and cost-effective service delivery.
  • Conducting regular inspections of the property to identify maintenance needs and ensure the property is well-maintained.
  • Addressing resident concerns and resolving issues promptly and professionally.
  • Overseeing rent collection and ensuring all financial obligations are fulfilled.
  • Preparing monthly and annual performance reports for the property, including financial statements and occupancy metrics.
  • Assisting in planning and executing resident events and activities.
  • Keeping accurate and up-to-date resident and vendor files.
  • Ensuring compliance with city, state, and federal Fair Housing laws, as well as relevant local and state regulations regarding resident relations and community operations.
  • Adhering to all safety protocols as outlined in the Employee Handbook and standard operating procedures.
  • Maintaining a professional demeanor and consistently representing the company positively.

Qualifications:

  • Bachelor's degree in business administration, real estate, or a related field is strongly preferred.
  • Three to five years of experience in property management roles, such as Community Manager or Assistant Community Manager, or successful completion of a management-focused development program.
  • A real estate license is required or must be obtained within 120 days of employment if mandated by state law.
  • Strong supervisory and problem-solving abilities.
  • Proficiency in Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook.
  • Experience with property management software is preferred (e.g., Yardi Voyager, RentCafe, Yieldstar, LEO, and CRM).
  • Knowledge of applicable property management laws and regulations.
  • Customer service-oriented with a passion for property management.
  • A strong desire to lead within your role and the local community.
  • Excellent communication and interpersonal skills.
