Job Summary:

The Maintenance Technician is responsible for the preservation and upkeep of our communities, ensuring a safe and comfortable living environment for our residents. This role requires excellent attendance and communication skills, as well as the ability to build lasting relationships with residents, guests, and vendors.

Key Responsibilities:
  • Respond to and complete service requests in a timely manner.
  • Coordinate with the maintenance supervisor and team to prioritize tasks throughout the day.
  • Provide excellent customer service when interacting with residents, guests, and vendors.
  • Identify and correct any safety hazards or maintenance needs in the community.
  • Perform preventative maintenance on equipment and appliances.
  • Prepare vacant apartments for move-in, including completing any necessary repairs or replacements.
  • Ensure the upkeep of community appearance by replacing lightbulbs, removing trash and litter, and performing repairs.
  • Accurately complete records in our maintenance software regarding service requests, preventative maintenance, and make-ready of vacant apartments.
  • Perform electrical and plumbing work as required.
  • Assist with groundskeeping, pool maintenance, housekeeping, distribution of notices, apartment inspections, and other tasks as needed.
Requirements:
  • Must diagnose problems and make repairs in areas such as electrical, plumbing, exterior, and appliance.
  • Experience in tub replacement, countertop and other interior upgrade installation.
  • Ability to perform daily work orders and apartment unit turns in a timely manner.
  • Strong organizational and time-management skills.
  • Strong customer service skills.
  • Ability to communicate effectively with co-workers, residents, and vendors.
  • Ability to maintain the physical condition of the community and complete maintenance requests for residents and unit turns.
Computer Skills:
  • Computer skills and working knowledge of Office 365.
  • Basic: 10-Key, Alphanumeric Data Entry, Contact Management, Payroll Systems, Spreadsheet, Word Processing/Typing.
  • Must have excellent computer skills and have industry software experience.
Physical Requirements:
  • Requires bending or twisting daily; Requires walking and standing for prolonged periods daily; Requires kneeling, crouching, stooping, or crawling regularly.
  • Requires using hands to handle, control, or feel objects, tools, or controls; Requires repetitive movements.
  • Position requires frequent / daily reaching, pushing, pulling, and lifting up to 25 pounds, regularly / weekly lifting up to 50 pounds and occasionally lifting up to 100 pounds with team lifting.
Experience/Education:
  • High school diploma preferred, certification from accredited trade school highly desired.
  • 6-month minimum maintenance experience is required, preferably in the field of residential community management.
  • Certified Apartment Maintenance Technician (CAMT) is preferred but not required.
Driving:
  • Must be able to travel to and from supply stores, other communities, and other off-site locations without advance notice, as a requirement of this position.
