A Facilities Maintenance Lead is tasked with supervising the upkeep and repair of properties. This role involves managing a team of maintenance personnel, groundskeepers, or custodians, ensuring that all maintenance tasks are executed safely, efficiently, and in line with established protocols.

Key Responsibilities:

  • Supervise maintenance staff, including assigning work orders, providing guidance and training as needed, and managing the daily preparation schedule, including vendor coordination.
  • Oversee complex repairs executed by maintenance staff while assisting with routine maintenance tasks as necessary.
  • Conduct regular property inspections to identify maintenance requirements, safety risks, and compliance issues.
  • Ensure adherence to safety regulations and other applicable laws and standards.
  • Maintain detailed records of maintenance activities, including work orders, preventive maintenance, invoices, schedules, and training sessions.
  • Perform inspections on all units marked as 'ready for move-in' prior to occupancy.
  • Manage large-scale capital projects and renovation timelines to ensure objectives are achieved.
  • Ensure proficient use of community management software as per Roundhouse policies and guidelines.
  • Monitor and manage maintenance inventory in accordance with property requirements while adhering to budget constraints.
  • Assist with vendor relations and coordinate with external contractors and service providers as necessary.
  • Communicate effectively with the Community Manager regarding the overall maintenance status and staff performance.
  • Participate in after-hours emergency on-call rotation and assist with snow removal when required.
  • Exercise sound judgment in evaluating work quality and communicate issues constructively.
  • Adhere to all safety protocols as outlined in the Employee Handbook, Standard Operating Procedures, and safety labels on equipment.
  • Maintain a professional demeanor and consistently represent the company positively.

Qualifications:

  • Minimum of two years of supervisory experience.
  • At least three years of experience as a maintenance technician.
  • Strong time management skills with the ability to prioritize tasks effectively.
  • Excellent written and verbal communication skills.
  • Basic computer proficiency, including familiarity with Microsoft Office and property management software.
  • In-depth knowledge of plumbing, electrical systems, HVAC, CPO, and carpentry is highly desirable.
  • Valid driver's license and reliable transportation are required.

Physical Requirements:

  • Ability to lift and carry up to 50 pounds.
  • Capability to stand, walk, and climb ladders for extended periods.
  • Willingness to work outdoors in various weather conditions.
