A Facilities Operations Manager is tasked with supervising the maintenance and repair activities of a property.The Facilities Operations Manager will oversee a team of maintenance personnel, groundskeepers, or custodians, ensuring that all maintenance tasks are executed safely, efficiently, and in compliance with established standards and protocols.
Key Responsibilities:
The Facilities Operations Manager's role includes supervising maintenance staff, groundskeepers, or custodians, which involves assigning work orders, providing guidance and training as needed, and developing and managing the daily make-ready schedule, including vendor coordination as necessary.
Conduct regular property inspections to identify maintenance needs, safety risks, and code violations.
Ensure adherence to safety regulations and other applicable laws, regulations, and standards.
Maintain precise records of maintenance activities, including work orders, preventative maintenance, invoices, maintenance schedules, and employee training.
Perform vacant unit inspections on all units designated 'ready for move-in' prior to occupancy.
Oversee significant capital projects and renovation timelines to ensure objectives are achieved.
Ensure all community software is utilized effectively in accordance with Roundhouse policies and guidelines.
Monitor and manage maintenance inventory based on property requirements while adhering to budget constraints.
Assist with vendor management and coordinate with external contractors and service providers as necessary.
Communicate and share updates with the Community Manager regarding the overall maintenance condition of the property, status, and staff.
Participate in after-hours emergency on-call rotation as scheduled and assist with snow removal when necessary.
Must exercise sound judgment when assessing work quality and communicate issues constructively and goal-oriented.
Adhere to all safety protocols as outlined in the Employee Handbook, SOPs, and safety labels on all equipment.Maintain a professional demeanor and consistently represent the company positively.
Qualifications:
Two years of supervisory experience.
Three years of experience as a maintenance technician.
Excellent time management skills and ability to prioritize tasks.
Strong written and verbal communication skills.
Basic computer proficiency, including Microsoft Office and property management software.
Strong knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems is highly preferred.
Valid driver's license and reliable transportation.
Physical Requirements:
Must be able to lift and carry up to 50 pounds.
Must be able to stand, walk, and climb ladders for extended periods.
Must be able to work outdoors in various weather conditions.
