Position: Facilities Operations Manager - $750 Signing Bonus

*This position is eligible for a $750 Signing Bonus, payable after 90 days of employment.*

As the Facilities Operations Manager, also referred to as Service Manager, you will oversee the comprehensive maintenance operations of the community, ensuring the service team's schedules and output meet high standards.

Key Responsibilities:

  • Address resident maintenance requests; manage workload distribution among service team members and follow up to ensure all tasks are completed satisfactorily.
  • Regularly inspect the property to identify and mitigate potential hazards, delegating repairs as necessary.
  • Ensure the daily maintenance of the grounds and property appearance aligns with company standards; maintain security and condition of all property-issued tools.
  • Conduct regular meetings with team members to reinforce safety protocols; identify and suggest safety and skills training for maintenance staff; assist with property safety audits as needed.
  • Oversee the implementation and documentation of established preventative maintenance programs, ensuring compliance with BH program guidelines.
  • Diagnose issues and perform necessary repairs in various areas including HVAC, electrical systems, plumbing, carpentry, drywall, structural integrity, appliances, and unit preparations.

Qualifications:

  • Minimum of 2 years of progressive experience in maintenance, safety, and various heating and air conditioning systems, plumbing, and electrical work.
  • At least 2 years of hands-on experience and knowledge in building maintenance, repair, and preventative maintenance, including irrigation and pool systems, as well as appliance repair.
  • Basic computer skills necessary for job functions.
  • Excellent communication and interpersonal skills, with a collaborative team-oriented mindset.
  • Ability to engage effectively with a diverse range of individuals and clients.
  • Must provide own industry-specific hand tools.
  • A valid driver's license and reliable transportation are required.
  • HVAC certification or the ability to obtain it within the first six months of employment.
  • P.A Certification required (Type II – domestic HVAC systems).
  • CPO (Certified Pool Operator) certification or the ability to obtain it.

Work Schedule: Typically, Monday to Friday, 9am-6pm (schedule may vary). Some overtime may be necessary, including participation in an on-call rotation as required to meet operational needs.
