Job Overview

We are seeking an experienced Commercial Property Director to join our team at SW Ohio Management Services. This role is responsible for the management and operation of a portfolio of commercial properties, ensuring excellent client satisfaction and delivering high-quality services.

About the Role:

  • Manage and oversee the daily operations of commercial properties, including facility management, financial reporting, and tenant relations.
  • Prepare monthly manager reports and financial statements for property owners, highlighting significant variances and providing explanations.
  • Negotiate and coordinate service contracts, vendor bids, and capital improvements, ensuring adherence to management agreement guidelines.
  • Develop and maintain positive relationships with tenants, property owners, and vendors, resolving issues and responding to concerns.
  • Conduct regular property inspections, maintenance services, and I-Audit inspections, identifying areas for improvement and implementing corrective actions.
  • Budget preparation, submission, and implementation, ensuring alignment with property ownership goals.
  • Manage accounts payable, expense spending, and CAM billings, maintaining accurate records and adhering to budgetary guidelines.
  • Coordinate tenant move-ins and move-outs, handling utility changes, security deposits, and other associated tasks.
  • Leadership and collaboration: meet with supervisors to review property issues, participate in performance reviews and goal-setting discussions, and recommend ideas to improve efficiency and quality of services.

Requirements:

  • Computer literate with proficiency in Excel, Word, and Outlook.
  • Familiarity with YARDI Software and accounting knowledge.
  • Good interpersonal, communication, and negotiating skills, with ability to work independently and as part of a team.
  • Organizational skills, attention to detail, and ability to follow up on tasks and responsibilities.
