Job Summary

The Operating Engineer will play a critical role in ensuring the smooth operation of our facilities by maintaining, monitoring, and performing preventive maintenance and continuous operation of all building systems. This includes fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, primary switch gear), and hot water systems.

Key Responsibilities
  • Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems, including fire/life safety, mechanical, electrical, and hot water systems.
  • Responsible for reporting any problems/malfunctions found while demonstrating the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions, and take corrective action as required.
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.
  • Responsible for overseeing the activities of contractors working within the building.
  • Responsible for keeping records of buildings rounds and readings, all engineering logs, and engineering data sheets.
  • Responsible for informing contractors about the building's critical functions and the work they are to perform.
  • Responsible for understanding and complying with emergency escalation procedures.
Requirements
  • High School diploma/GED required; military service, union training, vocational, or college education is preferred.
  • Must possess and maintain a valid state driver's license.
  • Must successfully pass background, drug/alcohol, and MVR screening process before beginning employment.
  • Three (3)+ years of relevant work experience, preventive & corrective maintenance of commercial buildings/equipment.
  • Need a strong expertise with MEP, especially HVAC, any HVAC certifications and licenses are desirable.
  • Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS).
  • Experience using Microsoft Office (Word, Outlook, Excel, Teams).
  • Strong customer service skills.
  • Must be able to respond and perform emergency repairs or preventative maintenance off hours as directed on nights and weekends.
  • This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:
  • Lifting a minimum of 80 lbs.
  • Using ladders up to 30 ft and working from heights.
  • Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs.
