Grant Morgan, a dynamic and privately owned real estate development and investment firm, is seeking a talented real estate professional for a pivotal role in supporting asset and investment management. The firm's portfolio encompasses over 80 properties, totaling around 8 million square feet. With a strategic growth plan, the company aims to continue acquiring and developing a diverse range of asset types across various regions.

Position:

This newly established role will report directly to the Head of Asset Management, an experienced leader and mentor. The entrepreneurial culture of the organization provides unique exposure to senior executives on special projects. In this capacity, the individual will be responsible for analyzing real estate acquisitions, joint ventures, development initiatives, operating properties, and dispositions. This position offers a robust mix of quantitative and qualitative responsibilities, presenting a distinctive opportunity to join a reputable, transaction-focused organization that emphasizes career growth and mentorship for high-potential individuals. Key responsibilities include:


• Developing and maintaining financial models for prospective investments, joint ventures, and existing assets to assess key metrics such as return on cost, cash on cash returns, IRR, and equity multiple.


• Conducting sensitivity and scenario analyses, including hold/sell scenarios and discounted cash flow (DCF) analysis.


• Assisting with all facets of due diligence, including the collection and evaluation of economic and market data.


• Reviewing operating budgets and property financials, providing insights and highlighting areas of concern.


• Updating annual business plans, including valuations and cash flow forecasts.


• Producing quarterly reports for investors.

Qualifications:


• Bachelor's degree in Finance, Real Estate, Economics, or a related field.


• 2-5 years of relevant experience in commercial real estate asset/investment management or acquisitions.


• Advanced proficiency in Excel and familiarity with ARGUS is highly preferred.


• Ability to work in a hybrid office environment.


• Understanding of the macro and micro factors influencing real estate values, with the capability to underwrite transactions and monitor portfolio investments.


• Institutional real estate experience is preferred but not mandatory.


• Familiarity with various asset types and commercial leases.


• A positive attitude and a strong sense of ownership over work products.


• An entrepreneurial mindset coupled with excellent written and verbal communication skills.
