About the Role:
The Maintenance Supervisor is a key member of our team at Thrive Communities, responsible for ensuring the physical integrity of our properties at all times. This involves maintaining a safe and secure living environment for residents, visitors, and staff, while also anticipating and addressing any potential problems that may arise.
Key Responsibilities:
- Perform routine maintenance tasks, including unit turns and work orders, to ensure the property is well-maintained and free from defects.
- Conduct regular safety meetings, schedule and perform preventative maintenance, and manage OSHA/SDS safety and reporting requirements to ensure compliance with industry standards.
- Maintain the grounds and professional appearance of the property, including landscaping and exterior maintenance.
- Manage vendors, such as landscapers and pest control services, to ensure quality service and optimal performance.
- Manage inventory of supplies and materials, and ensure that all necessary equipment is in good working order.
- Manage tasks within budget, and seek approval for any necessary work that exceeds budget constraints.
- Be on-call for emergency situations, and respond promptly to any issues that may arise.
- Perform other duties as assigned by supervisor, and strive to exceed resident expectations for excellent customer service.
Requirements:
- At least 3 years of experience in property maintenance or a related field.
- Maintenance experience in multi-family property management is strongly preferred.
- Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator certifications are desired.
- Basic computer skills, with the ability to input data and notes in English into tracking systems.
- Valid driver's license and automobile insurance coverage.
- Ability to lift, move, push, and pull up to 150 pounds, and be on feet for majority of the day.
Physical Requirements:
- This position requires the ability to stand and walk or sit alternatively, with estimated 66% - 100% of time spent on feet and sitting at desk.
- Constant need to type, write, and grasp, with occasional need to bend, stoop, squat, climb stairs, push, or pull.
