OVERVIEW: In the role of Property Maintenance Specialist, you will oversee the operations of the Maintenance Department, ensuring adherence to company standards. Your responsibilities will encompass both preventative and responsive maintenance tasks.
KEY RESPONSIBILITIES:
- Establish and manage a work order tracking system for completed and outstanding tasks. Prioritize and execute work orders efficiently. Identify any deficiencies and communicate with relevant stakeholders upon resolution.
- Conduct routine preventative maintenance on various systems including laundry machines, HVAC units, ice makers, fire safety devices, irrigation systems, and plumbing.
- Evaluate residential units following Preventative Maintenance, addressing any concerns and ensuring readiness for leasing.
- Assist the Property Manager in resolving resident inquiries.
- Uphold the aesthetic quality of the grounds, building exteriors, and overall curb appeal.
- Participate in an on-call rotation to provide support for apartment complexes.
- Maintain an accurate inventory of all essential supplies.
- Perform regular checks on Smoke Alarms and fire extinguishers throughout the property.
- Other responsibilities as assigned by management.
REQUIREMENTS:
- High school diploma or equivalent with 2-4 years of relevant experience, or a combination of education and experience.
- Valid driver's license is mandatory.
- Willingness to participate in on-call hours as part of a rotation.
- Basic phone and computer skills are essential.

PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT:
- Position requires standing, walking, manual dexterity, climbing, bending, and kneeling.

- Must be capable of lifting and moving up to 50 pounds and possess specific vision abilities.
- Typically operates in a moderately noisy environment.
Walnut Capital provides a comprehensive benefits package following a successful evaluation period. This is a full-time role with a competitive pay rate.
Work Schedule:
- 8-hour shifts, Monday to Friday, with on-call and occasional overtime requirements.
Education and Experience:
- High School diploma or equivalent preferred, with at least 2 years of Maintenance experience and 1 year of Customer Service experience.
License/Certification:
- Valid Driver's License required.
