The Mortgage Loan Closing Specialist will be responsible for facilitating the closing and funding processes of residential mortgage loans, whether working remotely or on-site.
Key Responsibilities:
- Collaborate with internal Loan Officers, Processing Teams, and Escrow/Title Companies to ensure timely closings and adherence to rate lock expiration dates.
- Engage with escrow companies to gather all necessary conditions and review settlement fees against the prepared closing disclosure, following up on any outstanding items.
- Perform due diligence on loans and borrowers, collecting additional conditions from the internal team for submission to Underwriting.
- Prepare and issue all loan documentation, ensuring the accuracy of the file by reviewing title policies, appraisals, and escrow instructions for correct property details.
- Assess loan approval information to determine items required for signatures on loan documents.
- Identify and rectify discrepancies between the file and the loan origination system prior to funding.
- Conduct reviews of high-cost/QM tests and inform management of any concerns.
- Notify the team upon receipt of loan documents for funding review, and assess executed documents accordingly.
- Request funds from the designated warehouse bank for wiring to the Title Company.
- Accurately record and calculate funding figures.
- Generate the final Closing Disclosure and coordinate with escrow for appropriate disbursement.
- Regularly communicate to obtain recording information on all files.
- Maintain current files with signed conditions and uploaded documents.
Qualifications:
- In-depth knowledge of the mortgage industry and proficiency in creating Closing Disclosures.
- Strong multitasking abilities, independence, and effective communication skills are essential.
- Experience with IDS/Meridian Link is preferred.
- Customer service orientation is crucial.
- Willingness to work overtime as necessary.
- Experience in a paperless environment is required.
- A minimum of 3 years of experience in document preparation and funding is necessary.
