Key Responsibilities:
As a Property Portfolio Supervisor, you will provide expert guidance and leadership across various client communities. Your role will encompass a comprehensive understanding of essential disciplines such as Budget Analysis, Facility Management, Risk Management, Insurance, and Contract Administration.

To ensure your success in this position, you will be required to obtain the Community Association Manager (CMCA) designation within six months of employment.

Specific Duties Include:
- Overseeing the administration and operations of the Association in accordance with management agreements, state laws, and the Association's policies.
- Acting as the primary contact for the Association's Board of Directors and community members.
- Planning and participating in Board meetings as stipulated in the management agreement.
- Representing Cardinal as an Ambassador and Client Relationship Manager at community events.
- Keeping the Board informed about any legal matters involving the Association and coordinating with the Association's legal counsel.
- Preparing Board packages, meeting agendas, and reports in line with established procedures.
- Monitoring delinquency rates and managing the collections process for your portfolio.
- Overseeing community accounts payable and processing invoices according to company protocols.
- Providing accurate monthly financial reports, along with guidance and recommendations to the Board based on best practices.
- Preparing annual operating budgets and reviewing community reserve studies while ensuring all expenses remain within budget.
- Maintaining unit and contract files relevant to the Association's operations.
- Coordinating the annual tax return filing with the community CPA.
- Supervising all capital improvement and replacement projects, including soliciting bids from multiple vendors to ensure a consistent scope of work.
- Collaborating with onsite and maintenance staff to fulfill work orders and ensuring contract vendors meet their obligations.

Qualifications:
- 3-5+ years of experience managing a portfolio of properties.
- Strong project management skills.
- Understanding of basic contract and client management principles.
- Proficient in Microsoft Suite (Outlook, Excel, Word).
- Prior experience with CINC is preferred.
- CAI certification is a plus.
- Ability to lift, bend, stoop, climb, reach, and lift up to 25 pounds.
