Project Manager Job Description

GPAC is seeking a highly skilled Project Manager to join our team. As a Project Manager, you will be responsible for overseeing all phases of project development, from tentative map to finished lots, and bond exoneration.

Key Responsibilities:

  • Manage budgets, schedules, negotiations, and control costs associated with each project.
  • Coordinate and process grading permits, improvement plans, and final subdivision maps, execute subdivision agreements and improvement bonds, process and execute dry utility contracts and drawings, manage architectural design and process building permits, DRE processing, and bond exoneration.
  • Lead a team of consultants, including civil engineers, landscape architects, land use attorneys, dry utility consultants, title companies, environmental consultants, and geotechnical engineers.
  • Schedule and manage horizontal construction and land development operations with field construction teams.
  • Ensure construction is done in compliance with all relevant building and safety codes.
  • Utilize MS Projects for project scheduling.
  • Manage the planning and analysis of conceptual design issues and preconstruction activities.
  • Meet with consultants to review project status and resolve issues.
  • Assist with due diligence and feasibility of new projects, including contributing to consultant and fee budgets.
  • Oversee Conditions of Approval compliance.
  • Participate in HOA board meetings.
  • Prepare and manage presentations at agency public hearings.

Requirements:

  • Bachelor's Degree in a related field, such as Business, Economics, Accounting, Civil Engineering, Urban Planning, Architecture, or Construction Management.
  • 5+ years of experience in project management, civil engineering, architecture, or public planning.
  • Extensive knowledge of MS Office Suite, Adobe, DocuSign, and ability to learn company CRM.
  • Ability to read and understand construction plans, blueprints, and drawings.
  • Strong organizational skills and ability to manage multiple priorities efficiently.
  • Exceptional written and verbal communication skills.
