Job Summary

The Maintenance Technician is a key member of our community's success team at The Yards at 3 Crossings. This individual is expected to provide exceptional service to our residents while developing a rapport by being knowledgeable and friendly. Strong organizational and communication skills are essential for dealing with residents and staff members. The ideal candidate should be dependable, self-motivated, and have at least basic mechanical skills. A positive attitude and a love for problem-solving are also essential.

Responsibilities
  • Complete all maintenance service requests as assigned
  • Monitor and maintain all building systems
  • Experience with electrical, plumbing, and HVAC systems, as well as painting, drywall repairs, and general carpentry. The candidate must provide their own basic tools and tool bag
  • Complete the make-ready process of vacant apartments as directed by the Maintenance Supervisor and/or Property Manager
  • Schedule and complete the Preventative Maintenance Program
  • Render assistance to management on specific maintenance projects
  • Assist in the monitoring of all work being performed by outside contractors
  • Be on-call for emergency maintenance service and lockouts
  • Complete ground works as directed by the Maintenance Supervisor and/or Property Manager, which may include picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds and other areas to help maintain great curb appeal. This involves outdoor work in both winter and summer
  • Maintain an organized workshop and ensure there is an adequate inventory of maintenance parts and supplies
  • Comply with all company, federal, state, and local safety guidelines
  • Maintain a professional and courteous manner with all residents, vendors, contractors, and fellow employees
  • Ensure compliance of all work-related activities in a fair, ethical, and consistent manner
  • Perform other duties as assigned
Qualifications
  • Valid Driver's License
  • 1-2 years of Maintenance experience
Physical Requirements

The candidate must be able to lift up to 50 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.
