Leasing Consultant

About the Role:
The Leasing Consultant-Lease-Up is responsible for driving occupancy and revenue growth in our community by executing leasing and sales strategies, providing exceptional resident satisfaction, and securing lease renewals. This role will play a critical part in the lease-up of a new construction development property.
Key Responsibilities:
- Develop and execute leasing and sales strategies to achieve occupancy and revenue goals, including greeting and qualifying prospects, conducting community tours, and processing applications.
- Provide exceptional resident satisfaction by ensuring a smooth move-in and lease signing process, inspecting apartments before resident move-in, and addressing any concerns or issues.
- Stay informed about market and competitor conditions, develop and implement short- and long-term marketing plans, and follow established policies related to concessions and specials.
- Design and execute marketing activities to drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools, and following community-specific marketing plans.
- Utilize property management software to track apartment availability, record traffic, and leasing activities, manage resident and prospect data, and capture critical demographic information.
- Ensure the community and apartments meet the Company's standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and merchandising apartments and amenities.
- Follow up with prospects and new residents to ensure satisfaction by sending emails, thank-you notes, and cards, or making telephone calls to finalize decisions to lease and/or renew.
- Execute and perform activities in support of the community's lease renewal program by preparing lease renewal letters and packages, meeting with and contacting renewing residents, and ensuring lease renewal documents are signed and implemented on time.
- Respond quickly and courteously to resident concerns and questions, and promptly solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Requirements:
- Prior leasing or sales experience of 1+ years
- Lease-up and Yardi experience a plus
- Excellent communication skills - verbal and written
- Positive attitude and a team player
- Customer Service experience required
- Excellent understanding of Word, Excel, and Outlook
- Ability to lift, climb stairs, walk several acres, and sit and stand for long periods of time
