Position Overview:

We are actively searching for a Facilities Maintenance Manager.

Role Summary: The Facilities Maintenance Manager is responsible for leading the maintenance team and ensuring the upkeep and repair of the property, including both buildings and surrounding grounds.

Key Responsibilities:

  • Oversee and coordinate daily maintenance activities, including preparing vacant units for new residents and conducting preventative maintenance.
  • Participate in the recruitment process by assisting with interviews, evaluations, and recommendations for potential service, housekeeping, or grounds staff alongside the management team.
  • Facilitate the training and development of all service, housekeeping, and grounds personnel.
  • Maintain cleanliness and organization of workspaces, tools, and equipment.
  • Proactively seek improvements in maintenance processes and methodologies.
  • Ensure the maintenance of Material Safety Data Sheets (MSDS) and replacement logs.
  • Hold the maintenance team accountable for performance, including attendance and quality of work.
  • Schedule and supervise vendor work, ensuring compliance with company standards.
  • Manage inventory, ordering, and delivery of necessary supplies and equipment for service, custodial, and grounds departments, with oversight from the community manager.
  • Adhere to OSHA standards and company safety protocols at all times.
  • Respond to lock-out situations resulting from evictions and ensure timely service request responses.
  • Be available for on-call duties as required.
  • Report any unusual or extraordinary circumstances related to the property or residents.
  • Manage snow and ice removal as necessary.
  • Ensure availability of essential tools for maintenance tasks.

Qualifications:

  • Proficient knowledge in HVAC, plumbing, and electrical systems.
  • Self-driven with a keen attention to detail.
  • Ability to operate various hand and power tools.
  • Strong interpersonal skills to maintain positive relationships with both internal and external stakeholders.
  • Effective communication abilities.
  • Experience in property maintenance or handyman roles.
  • Previous supervisory experience is preferred.
