Core Responsibilities:
- Property Oversight:
- Manage daily property operations, including maintenance, repairs, and cleanliness.
- Ensure the property is maintained to high standards of safety and cleanliness.
- Handle tenant relations, addressing concerns and resolving issues efficiently.
- Leasing and Promotion:
- Supervise leasing processes, including marketing available units, conducting viewings, and vetting prospective tenants.
- Negotiate lease agreements and renewals to maximize occupancy and revenue.
- Develop and implement tenant retention strategies.
- Financial Oversight:
- Oversee rent collection processes, ensuring timely payments.
- Prepare financial statements for property owners or management.
- Team Leadership:
- Direct and manage on-site personnel, including leasing agents and maintenance staff.
- Conduct regular team meetings and provide necessary training.
- Assess staff performance and address personnel matters.
- Compliance and Regulations:
- Ensure adherence to all applicable local, state, and federal housing laws.
- Manage lease agreements to ensure compliance with current regulations and company policies.
- Handle eviction processes and other legal issues as required.
- Vendor Coordination:
- Select and oversee contractors and service providers for property maintenance.
- Negotiate service contracts for repairs and maintenance.
- Evaluate the quality of work performed by vendors.
- Resident Engagement:
- Promote a positive living atmosphere for residents.
- Address and resolve resident complaints and issues in a timely manner.
- Documentation and Reporting:
- Maintain precise records of property operations, tenant interactions, and financial activities.
- Prepare regular reports for property owners or management.
Qualifications:
- Bachelor's degree in Business Administration, Real Estate, or a related discipline (preferred).
- 3-5 years of experience in property management, particularly in residential settings.
- Proficient in property management software (e.g., Rent Manager, Yardi) and Microsoft Office Suite.
- Exceptional organizational and time management abilities.
- Strong communication and interpersonal skills.
- Familiarity with local, state, and federal housing regulations.
- Able to manage multiple tasks and work effectively under pressure.
Physical Demands:
- Regularly walk, stand, and climb stairs.
- Lift and carry items weighing up to 25 pounds.
- Be available to respond to emergencies at any time.
Work Environment:
- On-site management with some availability required after hours.
- Occasional travel to other properties may be necessary.
