Job Overview

POSITION SUMMARY

The Maintenance Service Supervisor plays a crucial role in overseeing and coordinating the activities of the maintenance team and external contractors responsible for the upkeep and repair of residential properties. This position ensures that all physical structures, appliances, and grounds are maintained to the highest standards.

KEY RESPONSIBILITIES

  • Deliver exceptional customer service to residents, potential tenants, visitors, and service providers.
  • Supervise maintenance technicians while actively participating in asset preservation, including capital projects and compliance with unit turnover policies.
  • Maintain regular communication with the Property Manager to ensure alignment on maintenance activities.
  • Conduct daily inspections to uphold the property's curb appeal and overall condition.
  • Perform scheduled inspections as directed by management or regulatory bodies.
  • Promptly address all work orders and emergency maintenance requests.
  • Conduct walk-throughs of occupied units within 30 days of tenant move-in and quarterly thereafter for preventative maintenance.
  • Ensure timely completion of unit turnovers within five business days following tenant departure.
  • Guarantee that all maintenance personnel adhere to established safety protocols.
  • Keep the maintenance shop organized, clean, and safe.
  • Maintain accurate OSHA and MSDS documentation.
  • Train, guide, and motivate maintenance staff to achieve performance goals.
  • Ensure compliance with company policies and procedures among all team members.
  • Assist the Property Manager in documenting and addressing substandard performance.
  • Inspect completed maintenance work for quality and adherence to specifications.
  • Develop and adjust maintenance staff schedules as necessary.
  • Recommend improvements for working conditions and equipment usage to enhance staff efficiency.
  • Provide ongoing training and motivation for maintenance personnel.
  • Manage maintenance staff timekeeping and productivity records.
  • Follow established procedures for purchasing to manage and monitor expenses effectively.
  • Request approval from the Property Manager for purchasing tools and supplies as needed.
  • Maintain oversight of the inventory of maintenance tools, supplies, and equipment.
  • Perform additional duties as assigned.

QUALIFICATIONS AND SKILLS

  • Availability for emergency on-call duties on a rotating basis.
  • HVAC EPA Universal Certification is mandatory.
  • A minimum score of 80% on the T & R Maintenance Service Test is required.
  • At least five years of experience in four of the following trades: carpentry, electrical, plumbing, HVAC, roofing, siding, or painting.
  • Three years of supervisory experience in a residential or commercial property setting.
  • A valid driver's license and proof of auto insurance are necessary.

PHYSICAL REQUIREMENTS

This role requires the ability to stand, bend, stoop, crawl, and walk, with occasional climbing of ladders for repairs. The individual must be capable of lifting or moving up to 75 pounds and must be able to navigate multiple flights of stairs regularly.
