The Maintenance Operations Technician is tasked with executing various maintenance duties essential for upholding the physical condition and enhancing the value of our community. This role collaborates with the maintenance team and management to ensure the preservation of our assets. Responsibilities include ensuring all preventative maintenance is conducted on all units and effectively communicating and reporting all findings to the direct supervisor.

Key Responsibilities

  • Perform tasks related to electrical systems, plumbing, carpentry, masonry, and painting.
  • Possess a working knowledge of HVAC systems and heating mechanisms to conduct thorough inspections and prevent potential damage.
  • Complete daily operations and track all unit inspections.
  • Conduct apartment and property inspections, scheduling and completing quarterly preventative maintenance and unit evaluations.
  • Carry out visual inspections of fire safety protocols and promote fire safety among residents, reporting any deficiencies or hazards to the supervisor.
  • Monitor and maintain all assigned building systems.
  • Ensure adherence to safety practices in compliance with all company, local, state, and federal regulations.
  • Develop and maintain positive, active, and collaborative relationships with residents, communities, and relevant agencies.
  • Adhere to company policies and procedures while complying with fair housing, state, and federal laws.
  • Maintain regular attendance and participate in special projects and additional responsibilities as assigned.
  • Repair or replace any nonfunctional items identified during inspections.
  • Address routine maintenance items as part of the inspection process.

Qualifications

  • Ability to travel within the designated area.
  • Basic understanding of electrical, plumbing, painting, masonry, and carpentry.
  • Working knowledge of HVAC systems, heating, and furnace systems.
  • Ability to follow oral and written instructions.
  • Effective communication skills with residents, colleagues, and management.
  • Capability to climb heights of up to 40 feet.
  • Color vision and auditory ability.
  • Must possess personal transportation.
  • Willingness to commute as necessary.
  • High School diploma or equivalent.
  • Two years of experience in facility maintenance.
  • Ability to work indoors and outdoors in various weather conditions.
