WRH Realty Services, Inc. is seeking a highly motivated and detail-oriented Assistant Property Manager to join our team. As an Assistant Property Manager, you will play a critical role in supporting the Property Manager in effectively managing the apartment community.

Key Responsibilities:

  • Update all rents, deposits, and application fees received, and post all incoming monies into YARDI software.
  • Collect rent and ancillary fees from residents, ensuring timely payment and minimizing delinquencies.
  • Coordinate collection efforts of past due accounts, including sending bad debts to approved collection agencies and updating previous collections.
  • Interface with residents in a courteous and professional manner, documenting inquiries and/or complaints, and troubleshooting and recommending solutions to ensure the highest level of customer service and satisfaction.
  • Physically inspect property and report any service needs to maintenance staff, inspecting move-outs and vacancies as requested.
  • Work to obtain lease renewals each month, complying with delinquency policy for all late rent, including placing phone calls, sending letters, and sending three-day notices.
  • File for eviction and coordinate eviction activities with attorney, maintaining accurate resident records.
  • Assist leasing with preparing and obtaining approval of applications.

Requirements:

  • Experience in residential property management preferred.
  • High school diploma preferred, some college work a plus.
  • Must be proficient in MS Office Suite, including Word, Excel, and Outlook.
  • Experience with YARDI a plus.
  • Strong written and verbal communication skills, well-developed customer service skills.
  • Positive attitude, strong work ethic, and ability to lead and motivate others.
  • Familiarity with Fair Housing and EEO laws.
  • Highest level of honesty, integrity, and ethics.
  • Valid Driver's License and automobile insurance.
  • Some weekend work will be required.
  • Ability and willingness to travel between local locations if necessary.
