Job Overview:
The Facilities Operations Manager oversees the daily operational activities of the building to ensure adherence to state regulations and compliance standards. This role is accountable for addressing daily maintenance needs through work orders, communications, and direct guidance.

Responsible for managing the maintenance team to ensure effective repairs and preventive maintenance are conducted to keep the facility's infrastructure functioning optimally.

All tasks will be performed in accordance with EPA, Hazmat, and OSHA safety regulations.

Reporting Structure:
Reports to the Executive Director

Key Responsibilities:
- Proficiently handle chemicals and cleaning agents.

- Understand and respond to the needs of residents.

- Execute painting tasks efficiently and effectively.

- Adapt to changing work priorities and multitask as necessary.

- Perform routine tasks while managing frequent interruptions.

- Maintain flexible working hours, including early mornings, evenings, weekends, and holidays, and respond to emergencies as required.

- Participate in the Manager on Duty (MOD) rotation.


- Develop and implement daily, weekly, and monthly schedules for all departments, including monitoring attendance and tardiness of staff.

- Familiarize with the facility's fire and disaster response plans; adhere to established protocols during drills and emergencies.

- Create and manage schedules for maintenance staff and housekeeping personnel.

- Solicit multiple local quotes for projects to adhere to budget constraints.

- Guide staff in maintaining a clean and presentable interior and exterior of the building.

- Interpret blueprints to oversee the maintenance of electrical, plumbing, and HVAC systems.

- Conduct interviews, hire, train, and lead a team of maintenance personnel and housekeepers.

- Educate staff on conducting fire drills and emergency response drills.

- Stay informed about federal, state, and facility regulations, policies, and procedures.

- Ensure compliance with facility policies and state regulatory guidelines.

- Assess emergencies and determine appropriate actions based on guidelines and policies.

- Guarantee that the building meets local building and safety codes.

- Promote teamwork among colleagues and treat all individuals with respect.

- Possess knowledge of basic electrical, plumbing, HVAC repairs, rekeying, security, fire safety, and other operational systems.

- Understand common community repairs, including leaks, furniture maintenance, and technological issues.

- Manage the department's monthly financial plan.

- Perform additional duties as assigned.

Qualifications:
- High school diploma or GED is required.

- Valid Driver's License.

- Experience operating various equipment, including snow blowers, lawn mowers, and hand tools.

- 1-2 years of relevant experience preferred and/or equivalent training.

- Knowledge of senior living, Alzheimer's, or related dementia care is preferred.

- Active state certification and training as required by state regulations.

Physical Requirements and Work Environment:


This position is physically demanding, requiring standing, moving, reaching, lifting, stretching, bending, and carrying items throughout the day.

The role involves providing daily living assistance to seniors and may require lifting and transferring residents as necessary.

- Must be capable of lifting, pushing, and/or pulling up to 50 lbs.

Skills and Competencies:
- Ability to read and write effectively.

- Strong communication skills in English.

- Ability to apply common sense understanding to execute instructions.

- Sound judgment in emergency situations.

- Basic technical skills to perform repetitive and well-defined tasks.

- Familiarity with federal, state, and facility regulations, policies, and procedures.

- Adhere to defined safety protocols and infection control measures while executing all responsibilities.
