Job Summary

A Property Manager is responsible for overseeing the day-to-day operations of a property, ensuring it runs smoothly and efficiently. This includes managing personnel, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, and compliance with laws and company policies.

Key Responsibilities
  • Supervise leasing and maintenance staff, delegating tasks, reviewing work, and maintaining deadlines.
  • Maintain property occupancy by retaining residents and marketing the property to attract new ones.
  • Approve lease applicants and administer HUD recertifications, EIV reports, and HAP vouchers.
  • Evaluate market conditions and competition to increase revenue while controlling expenses.
  • Provide customer service to residents, resolving issues and ensuring maintenance completes service requests.
  • Coordinate resident activities, correspondence, and vendor negotiations.
  • Manage capital improvement projects, obtain bids, and operate within budget and purchasing guidelines.
  • Ensure timely completion of property reporting, including financial and marketing reports.
  • Maintain curb appeal by inspecting the property and vacant units.
  • Conduct Human Resources functions, including recruiting, interviewing, performance reviews, and terminations.
  • Ensure company policies and procedures are met, and attend court proceedings as necessary.
Requirements
  • High School Diploma/GED required; some college beneficial.
  • 1-5 years of experience in affordable multi-family and conventional housing.
  • Certifications: CPO, COS, NAHMA, SCS, HUD EIV, and TRACS.
  • Valid driver's license and real estate license beneficial.
