Job Summary:

The Leasing Agent is a sales-focused position responsible for marketing and leasing apartments to prospective residents. This role requires excellent communication and interpersonal skills, as well as the ability to work in a fast-paced environment.

Key Responsibilities:

  • Manage the sales process from start to finish, including marketing and networking, presenting apartments and community, and closing deals.
  • Maintain accurate records of all communication with prospective residents using a designated lead management system.
  • Oversee the tracking of prospective residents from initial contact through to closing and move-in.
  • Build and maintain positive relationships with prospects through active listening and understanding their needs.
  • Stay up-to-date on all aspects of the community, including rent and pricing information, vacancies, and lease expirations.
  • Ensure the leasing office, show units, and model apartments are clean and well-maintained.
  • Schedule visits to the community and provide information about the apartments and community to prospective residents.
  • Respond to concerns in a pleasant and tactful manner and determine whether the community meets the client's qualifications.
  • Closing new sales and leasing apartments to qualified prospects at an acceptable rate.
  • Explain all lease and community policies to new and current residents.
  • Support the overall marketing efforts and provide input on promotions and advertisements.
  • Comply with Fair Housing laws and standards.
  • Monitor advertisements and effectiveness of responses and maintain ad books and demographics.
  • Prepare monthly competitive survey reports on real estate market trends and conditions.
  • Monitor vacancies and future vacancies to proactively address occupancy needs.
  • Inspect vacant apartments to ensure they are ready to show.
  • Conduct follow-up activity with residents to establish positive relationships and provide regular reports to management.
  • Provide direction and support to other staff to achieve sales and move-in goals.
  • Help create annual marketing plans and budgets and complete competitive analyses.
  • Design and carry out site-specific promotions and public relations events.
  • Work evenings and weekends as needed and be prompt and dependable.
  • Encourage teamwork and promote company philosophy.
  • Attend required trainings and meetings.
  • Become familiar with emergency response procedures and maintain a safe and secure environment for residents.

Requirements:

  • Ability to read, write, speak, and understand the English language. Bi-lingual in Spanish a plus.
  • Experience using Microsoft Office and Outlook software and working in databases such as Yardi.
  • Ability to communicate effectively with all levels of management, employees, residents, and families.
  • Ability to calculate figures and amounts and manage revenue and expense budgets.
  • Able to make independent decisions and generate a warm, friendly, and caring manner on first impression.
  • Familiar with guidelines related to the Fair Housing Act (FHA) and the American with Disabilities Act (ADA).
  • Proven sales track record and effective selling and closing skills.
  • Bachelor's degree in marketing or related discipline.
  • Two years of experience in the rental housing sales and marketing environment.
  • Public relations experience preferred.
  • Strong leadership skills with a minimum of two years of experience in supervising and management.

Physical Requirements:

The following physical demands are representative of those that must be met to successfully perform the essential functions of this position:

  • Stand and/or walk up to 75% of the day.
  • Able to concentrate with frequent interruptions.
  • Must be able to tour through the entire community, up to one mile, and climb stairs.
  • Occasionally lift/carry up to 50 pounds.
  • Occasionally kneel, bend, and reach.
  • Vision abilities include close vision, depth perception, and ability to adjust focus.
  • Exposure to infectious diseases, chemical substances, odors, etc. throughout the work day.
