Job Overview:

The Land Acquisition Specialist plays a crucial role in securing land, rights, licenses, leases, permits, and other essential documentation required for the development, operation, and upkeep of electric distribution networks. This position also involves maintaining accurate office records related to these activities.

Key Responsibilities:

  1. Negotiate with property owners (or their representatives) to acquire necessary rights for the construction, renovation, expansion, or maintenance of electric distribution systems under close supervision.
  2. Assist in resolving damage claims with property owners concerning any property damage caused by the company during construction or maintenance activities.
  3. Conduct thorough research using courthouse and other public records to ascertain current property ownership and associated interests.
  4. Draft essential documents such as rights of entry, damage claims, contracts, easements, licenses, leases, and permits under the guidance of a supervisor.
  5. Provide support to other business units regarding inquiries and procedures related to land and rights acquisition.
  6. Collaborate with various departments to address challenges affecting right-of-way procurement and timelines; ensure proper maintenance of right-of-way and property records.
  7. Foster positive relationships with the public, landowners, and government agencies at all levels.
  8. Promote and uphold safety protocols to protect employees, the public, and company assets.
  9. Respond proactively to customer inquiries and concerns related to distribution right-of-way operations.

Qualifications:

Education: An associate degree in business, real estate, engineering, paralegal studies, or a related field; alternatively, a high school diploma accompanied by two years of experience in right-of-way procurement, surveying, title research, or similar fields.

Experience: A minimum of two years in right-of-way procurement, title research, surveying, or a related discipline.

Licenses/Certifications: Valid driver’s license; must obtain a Notary Commission within six months of hire.

Additional Skills:

  • Excellent verbal and written communication abilities.
  • Aptitude for traversing long distances and navigating challenging terrains.
  • Proficient computer skills.
  • Willingness to travel within the assigned territory.

This position will initially require full-time office attendance until training is complete, after which a hybrid work schedule will be established with management.
