Position Overview:
The Building Systems Operations Specialist plays a crucial role in ensuring the effective and secure functioning of the facility and its various operational systems. This position operates under the guidance of the Lead Operating Engineer or their appointed representative.
Key Responsibilities:
- Monitor, operate, and evaluate all mechanical, electromechanical, pneumatic, and utility systems within the facility.
- Address and resolve facility-related inquiries and issues raised by staff, visitors, and patients.
- Conduct routine preventive maintenance on building systems and equipment as designated.
- Maintain accurate records of procedures, daily activities, and system performance.
- Promptly report significant incidents to the supervisor and department leadership.
- Perform repairs on equipment and systems as necessary.
- Possess a comprehensive understanding of building systems and utilities, including the locations of control valves and other critical components.
- Utilize technical manuals, schematics, and service documentation to guide work processes.
- Ensure the safe and organized operation of the facility.
- Regularly clean, lubricate, and maintain mechanical spaces and equipment.
- May be required to assist with various maintenance tasks across different trades, provided no specific licensing is needed.
- Be available to work various shifts and schedules as required.
- Perform additional duties as assigned.
Qualifications:
- Completion of trade school or equivalent experience.
- A minimum of four years of experience in managing complex building systems, with proven expertise in HVAC systems maintenance and operation, including automatic and pneumatic controls.
- Proficient in using all necessary testing equipment related to building systems maintenance.
- Ability to wear personal protective equipment for brief periods.
- Physical capability to stand and walk for extended durations, handle large machinery and small tools, lift heavy items, and possess visual acuity for system inspections.
- Willingness to travel to various locations as needed.
Supervision:
This role operates under the general supervision of the Lead Operating Engineer or their designated representative.
Work Environment:
Work may be conducted in various facilities and may involve exposure to chemicals, gases, and electrical hazards. The role requires physical stamina, including the ability to lift up to 50 lbs, climb ladders, and work in confined spaces.
