SUMMARY

Prepare and maintain timely, accurate, and reliable accounting and financial records for Mortenson Properties, Inc., the commercial real estate investment company of M.A. Mortenson, and its related entities. Ensure financial information and activities are accounted for in compliance with applicable internal policies and technical accounting guidance. Maintain the accuracy of financial information through analytical review procedures, internal controls, and reconciliation of general ledger accounts. Provide support to the property accountant and assist Manager in various accounting / finance projects.

RESPONSIBILITIES

  • Supervise / assist with month-end financial close activities, including preparation and posting of journal entries supported by appropriate documentation, analytical review of account activity, and research. Identify and pursue opportunities to streamline financial close processes and assist in implementing improvements identified.
  • Monthly review of third-party management property reporting packages including variance analysis and comments.
  • Prepare monthly / quarterly development accounting functions including equity funding requests, review of monthly draw requests, preparing journal entries to record CIP and loan activity, account reconciliations and supporting documentation for applicable accounts.  Assist in the development of enhanced reporting / analysis of data to support account reconciliations and related accounting activities.
  • Perform monthly / quarterly corporate accounting functions including coding / approval of various corporate invoices, maintaining / reconciling various notes receivable schedules, and reconciling of intercompany balances.
  • Perform monthly / quarterly investment accounting functions including journal entries to record additional capital contributions at the corporate and investment levels, reconcile investment accounts with subsidiary investment / capital accounts, maintain contributed capital schedules for all subsidiaries ensuring ownership percentages are aligned, and record equity/cost method investments share of contributions, distributions and share of income/loss.
  • Record acquisition and disposition prorations and journal entries.
  • Assist in the implementation / maintenance of Mortenson Properties industry software application, MRI. Develop into the administrator of this application in the future.
  • Ensure accounting processes and activities align with internal policies and technical accounting requirements. Assist in documenting and reviewing process flows related to key accounting transactions / activities to clearly articulate and assess the relevant impact to affected financial processes and accounts.
  • Work with external auditors on interim and year-end audit activities, including preparation of workpapers and supporting analysis. 
  • Perform ad hoc analysis and participate in special projects, as identified.

QUALIFICATIONS

  • Bachelor’s degree in Accounting or Finance
  • Minimum of five years related experience in the commercial real estate industry
  • Accounting for multi-tiered investments preferred
  • Mix of public accounting and private industry accounting experience preferred 
  • Advanced Microsoft Excel, Word, and PowerPoint skills
  • Strong computer skills, with experience in commercial real estate industry software such as MRI and/or Yardi, and Oracle Cloud general ledger software
  • Thorough knowledge of technical accounting principles / US GAAP, accounting processes / best practices, and internal controls, especially within the real estate industry
  • Thorough knowledge of commercial real estate operations to include lease and loan documents, annual budget / CAM process, and acquisition / disposition of assets.
  • Literacy in and deep understanding of financial statements and financial reporting
  • Shown ability in meeting expectations and related deadlines; ability to work with different personalities and work styles
  • Excellent oral and written communication and presentation skills
  • Ability to take complex accounting topics, summarize / tailor information for a specific audience, and present effectively
  • Professional, business-driven mentality with the ability to communicate and interact with all levels of the organization, as well as external parties 
  • Excellent analytical and problem-solving skills, with initiative to seek innovative solutions and drive efficient change
