Shift: 1st; Monday-Friday
Pay: $25.00-$35.00/Hr.
This position will require strong technical, mechanical and administrative skills necessary to operate and maintain client properties. The primary focus of this position will be on providing high levels of customer service including on-site and on-call plant operational support. The Maintenance Technician will have a thorough understanding of all aspects of building operations, HVAC, electrical, plumbing, and general maintenance.
Must be able to operate as a team member, support FM and Lead Engineer, organize and prioritize multiple tasks and have strong customer service skills supporting a wide range of clients, contractors and co-employees.
RESPONSIBILITIES:
- Promote a safe working environment by following all safety procedures.
- Completing work assignments with limited supervision, thoroughly and efficiently. This includes but is not limited to:
- Complete preventative maintenance routines with proper documentation.
- Record readings and make adjustments where necessary to ensure proper operation of equipment.
- Use of appropriate tooling to troubleshoot simple AC/DC electrical circuits.
- Basic knowledge and troubleshooting of HVAC systems.
- Troubleshooting and repairs to miscellaneous operational equipment as needed.
- Perform the repair, maintenance, restoration, and replacement of various components of the physical structure of the buildings.
- Maintain and repair locks, locking mechanisms, closers, doors, furniture and controllers.
- Maintain and complete documentation for fire extinguishers, other fire life safety systems and other building systems.
- Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
- Prepare, prime and paint building interior and exterior surfaces and perform general handyman tasks to maintain buildings.
- General interior maintenance - hang pictures, install keyboard trays, repair office furniture systems.
- Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned.
- Moves office furniture, machinery, equipment and other materials as requested.
- Work with clients to provide exceptional customer service.
- Maintain a positive working relationships across all of the Operations facilities.
- Assist Chief Engineer with completion of JLL compliance program and associated documentation to achieve compliance at your required account locations.
- Occasionally assist contractors and ensure contracted services are being performed safely and in accordance with established work standards and practices.
- Any and all other duties assigned by leadership.
- 5 - 7 years of construction or building engineering related experience
- Trade or Maintenance License preferred.
- High school diploma or GED equivalent
- Experienced with various types of hand tools and use of diagnostic equipment.
- Physically able to operate electric hand tools, work on a ladder, carry tools and lift and carry up to 70 pounds.
- Ability to diagnosis problems, make sound decisions, prioritize, schedule and complete multiple tasks.
- Hands on with a knowledge of the principles, techniques, equipment, and supplies used in the handyman industry.
- Ability to learn and operate some basic computer programs and systems.
- Friendly personality and committed to great customer service.
- A strong work ethic and highly dependable
- Basic understanding of a Computerized Maintenance Management System (CMMS)
- May be required to work exposed to heat, sunlight, rain, cold, daylight and night-time hours.
- Proven safety record and compliance to safe work practices
- Interpret engineering drawings and equipment manuals.
