Responsible for bids, coordinates on-site and model construction contracts. Prepares the specification packages and bid packages. Prepares and updates all budgets for construction, negotiating and contracting for all direct construction trade partners.

Your Responsibilities on the Team
  • Manages other purchasing associates, including directing priorities, approving time cards and vacations, conducting reviews, etc.
  • Manage one of the three purchasing categories: Structure and Shell, Mechanicals and Sitework, Finishes.
  • Direct the set-up of communities in JDE in preparation to bid including standard features list, option set-up and bid documents.
  • Obtain bids, takeoffs, unit costs, etc. and spread the bids for comparison.
  • Analyze bids for completeness and accuracy.
  • Pinpoint discrepancies between plans and trade partner's bids.
  • Achieve the lowest direct costs possible while ensuring trade partners meet Lennar's quality standards and schedules.
  • Participate with other team members in selecting qualified bidders from Master Trade Partner List.
  • Propose different products and methods to reduce costs (value engineering).
  • Negotiate with trade partners on cost issues.
  • Enter and maintain DC's in JDE through the ROC.
  • Validate and maintain costs.
  • Track and forecast cost changes.
  • Manage costs for plan changes.
  • Update all budgets monthly for your communities.
  • Be involved in model frame walks to determine how changes affect DCs.
  • Obtain model home discounts and rebates.
  • Manage the trade partner relationships in your category.
  • Ensure sufficient number of trade partners to handle volume of work and create competition.
  • Determine the work capacity of our existing trade partners and determine whether additional trades need to be hired.
  • Attract high quality trade partners to do business with Lennar.
  • Qualify new trade partners to do business with Lennar including interviewing, checking references, determining quality of work and work capacity.
  • Orient new trade partners to Lennar's policies and procedures in regard to the schedule, payout, purchase orders, etc.
  • Work with production to determine which trade partners are behind schedule. Meet with trade partners when they are behind schedule and help them put into place a plan to meet the schedule.
  • Maintain database and files of potential trade partners.
  • Foster relationships with the current trade partners to ensure we are Builder of Choice.
  • Write and maintain master scope of work specifications for each trade category.
  • Review all plans and specifications from a cost perspective identifying areas, which warrant detailed review.
  • Do plan take-offs on all trade categories to ensure bid quantities are correct.
  • Conduct field verification of materials to ensure bid quantities are correct.
  • Assist in product development to suggest floor plans, which work with project proformas.
  • Coordinate and cooperate with Director of Supply Chain Management and regional purchasing efforts.
  • Resolve specification and plan conflicts. Assist Accounting Department in researching and resolving budget and payment issues.
  • Orient all sales personnel on each new project with regard to specifications, options, quality of materials and competition's specifications.
  • Prepare Rebate reporting and tracking information.
  • Attend meetings in the absence of the VP of Purchasing.
  • Perform all other duties as assigned.
Requirements
  • Five (5) years minimum residential construction experience in field operations, purchasing or construction management
  • High school degree or GED required; college degree preferred
  • Intermeidate skills in Microsoft Office (Word, Excel)
  • Excellent writing skills
  • Detail oriented
  • High degree of construction knowledge
  • Strong negotiating skills
  • Interact well with co-workers
  • Comply with and implement company policies and procedures
  • Valid driver's license

Physical & Office/Site Presence Requirements:
