Position Summary

The Residential Construction Superintendent is responsible for managing and coordinating all on-site activities during the construction of custom homes. This role requires a hands-on leader who can oversee the entire construction process, from pre-construction to completion, ensuring that all work meets the client's specifications and high-quality standards. The superintendent will work closely with clients, subcontractors, and vendors to deliver exceptional customer service and maintain a positive client experience throughout the project.

Essential Duties and Responsibilities

  1. Supervises the day-to-day construction labor on assigned job sites via company subcontractors. Under general direction, recruits trade base to complete labor on projects.
  2. Works with office staff to complete preconstruction review of home plans, estimate details, specifications, and schedule for each home.
  3. Provides an exceptional level of customer service, in interactions with clients and ensures that their vision is realized throughout the construction process.
  4. Responsible for warranty and customer service to ensure timely completion of warranty/service items and that all items are reported and tracked in warranty database. Responsible for the timely completion of preclosing walk-through items and assigned after-closing work/service orders.
  5. Works with home design systems, cost estimating systems, customer care, real estate sales managers, office staff, building inspectors, trade contractors, and homeowners on a daily basis. Attends and participates in production team meetings, real estate marketing meetings, and buyer meetings.
  6. Processes purchase agreement changes in a timely and efficient manner to ensure that nonbudgeted items and labor are invoiced correctly to each home under construction.
  7. Utilizes the formal schedule system through the scheduling module and maintains all job schedules to their "current" status using proper activity sequencing. Schedules subcontractors and material suppliers to maintain closing schedules.
  8. Communicates with employees, customers, subcontractors, and real estate marketing personnel through all forms of communication (written, verbal, and in person).
  9. Training assistant superintendents through a formal training process.
  10. Maintains EPA and OSHA programs.
  11. At a minimum, walks through all homes under construction at least once daily.
  12. Required to approve trade partner work only when it has been completed.
  13. Requests and processes VPO's to the authorized manager to initiate said extra work only when proper authorization has taken place.
  14. Maintains a clean company vehicle that will be subject to weekly inspections by manager. Said vehicle is a company benefit and is to be maintained to ensure a positive public image. Individuals who do not properly maintain their vehicles will be subject to disciplinary action.
  15. Prepares for and attends weekly meetings.
  16. When necessary, evening and weekend extended hours are a requirement in order to achieve company daily, weekly, monthly, quarterly, semi-annual, or annual goals.


Requirements

  • Bachelor's degree in construction management, construction engineering or related field required; equivalent experience considered.
  • Minimum four years' experience in a supervisory capacity in custom homebuilding
  • Must possess a valid driver's license and clean driving record
  • Thorough knowledge of technical aspects of building construction methods
  • Must remain in a constant state of alertness to perform essential functions

  • Excellent interpersonal skills with the ability to communicate effectively with buyers, contractors, inspectors, vendors, and co-workers verbally and in writing
  • Ability to train subcontractors on construction techniques and field problem resolution
  • Ability to set priorities yet remain flexible and take on multiple projects simultaneously
  • Ability to work effectively in an office environment with working knowledge of Microsoft Office software programs to complete budgets and construction scheduling
  • Customer-focused mindset with a commitment to delivering high-quality service
