YOUR ROLE

Responsible for directly engaging in a variety of project and construction work including defining tenant improvement specifications for leased buildings, analyzing bids for construction of build-to-suit buildings, and leading restoration and exit activities for CEVA's industrial real estate portfolio in the North America Region (US including Guam and Puerto Rico, plus Canada and Mexico). Models and acts in accordance with our guiding principles and core values.

WHAT ARE YOU GOING TO DO?

  • Lead and manage Sustainability Planning and Execution by bringing the current NORTAM portfolio closer to LEED standards, and by ensuring new buildings are LEED certified whenever possible
  • Verify plans and specifications prior to lease execution, reviewing initial project estimates and bidding, and qualifying contractors/builders/developers
  • Prepare scopes of work and recommend contractors/builders/developers to be selected for the project.
  • Lead and manage the Tenant Improvement scoping process for both renewal and new lease transactions
  • Lead and manage the in-scope, on-time, and on-budget delivery of negotiated Tenant Improvements, whether funded by Landlord or CEVA; submit timely and accurate reimbursement claims to Landlord as applicable.
  • Create and enforce a construction schedule that is tracked and updated daily with a constant monthly look ahead to ensure timely completion of the project.
  • Negotiate scopes of work and final contract amounts, preparing, estimating and verifying change order requests
  • Respond to RFI's or submittals and respond to contractor/builder/developer's project related questions.
  • Verify compliance with the plans and specifications, attending weekly and monthly jobsite meetings as well as managing and conducting other duties necessary for the successful completion of the projects.
  • Lead and manage the site decommission process, to include fulfilling restoration obligations and ensuring site closure activities are coordinated across various departments and operations
  • Establish beneficial working relationships with various internal groups across the organization


WHAT ARE WE LOOKING FOR?

Education and Experience:
  • High School Diploma or GED; Bachelor's Degree in Real Estate or Engineering, preferred.
  • Minimum three years related experience in commercial Industrial construction.
  • Experience with projects between $5MM-40MM.
  • Certifications in Project Management
  • Experience with trucks, trailers or other heavy equipment
  • Knowledge of Contract Logistics and Air, Ocean and Ground Freight Management
  • Bilingual (English/Spanish)


Travel: Up to 50% of time required
