The Position:
GENERAL PURPOSE AND SCOPE OF THE POSITION
The MEP Supervisor will have a vital role in the Facilities Maintenance department, specifically dealing with mechanical, electrical, and plumbing-related operations and projects. The position involves assisting in the day-to-day and strategic operation of the campus' MEP systems, focusing on troubleshooting and resolving issues related to HVAC/R. The MEP Supervisor will lead preventative and proactive maintenance efforts, diagnose and troubleshoot problems, manage work order flow, and provide feedback to Facilities leadership on buildings, current and future projects, safety concerns, and operational improvements. Maintenance department leadership, including the MEP Supervisor, aims to ensure that buildings and systems are maintained in a quality, efficient, and cost-effective manner, with an emphasis on customer service and implementing long-term solutions. Oversight of improvements, replacements, and preventative work will also be included as the campus progresses toward operating at a more sophisticated level.

MAJOR RESPONSIBILITIES

  • Diagnose HVAC/R issues, make system adjustments, and assist in managing and improving the BAS controls system and associated equipment. Serve as the primary backup to the Assistant Director of Maintenance and MEP for controls programming, monitoring alarms, implementing temporary overrides, and resolving anomalies.
  • Perform repairs and PMs on all building systems and equipment, including electrical, mechanical/HVAC, and plumbing.
  • Guide and educate all maintenance staff members on MEP-related issues
  • Escort vendors as needed and coordinate with third-party contractors to complete projects and PM work
  • Create and manage PM schedules for equipment and ensure regular inspection intervals are executed.
  • Assist with the management of MEP projects on campus, including communicating with contractors, processing and recording documentation, budgeting/scope planning, facilitating access and work, and quality control.
  • Coordinate with other departments as needed related to HVAC/R, electrical, or plumbing service outages or disruptions
  • Conduct routine inspections of buildings to identify issues with equipment, fixtures, and building components
  • Supervise full-time and part-time specialized technicians and manage workflow
  • Assist with inventory control and organization of storage spaces
  • Perform other maintenance tasks as needed and serve in the maintenance staff on-call rotation to respond to building emergencies (scheduled for one week at a time every eight to ten weeks, available 24/7 during on-call times.). May be asked to work early or late hours as needed for special events or unusual circumstances.
  • Support safety and training initiatives for facilities staff

MINIMUM QUALIFICATIONS
  • High school diploma or FED equivalent; or comparable experience in maintenance systems and supervision
  • Knowledge of general, semi-skilled, skilled trades maintenance work
  • Strong planning and organizational skills
  • Must be able to travel to buildings within the Indianapolis service area via personal vehicle (with mileage reimbursement) and/or utilizing College vehicle upon approval
  • Must be able to hold or obtain an Indiana driver's license
  • Ability to read, write, and understand instructions relating to maintenance tasks
  • Ability to use and understand a digital work order system on computer or tablet
  • Ability to use hand and power tools
  • Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance and heavier lifting or movement tasks with assistance.
  • Move safely up and down stairs, ramps, and/or ladders
PREFERRED QUALIFICATIONS
  • Maintenance trade certification or journeyman-level experience in an applicable trade (plumbing, electrical, HVAC, etc)
  • EPA Universal certification
  • Knowledge of local building codes, regulations, and ordinances
  • Ability to read and interpret blueprints and schematics
  • Proficiency with Microsoft Office suite

STARTING SALARY RANGE: $22 - 25/hour

CLASSIFICATION: N5
