Job Description:

The Senior National Purchasing Specialist (SNPS) is responsible for the procurement of assigned vertical and horizontal costs for work constructed as it relates to the specific trades in the categories they're assigned to manage. This includes identifying new trades, performing due diligence, and working with Division leaders to prequalify, approve and onboard new Trades. The SNPS is responsible for competitive bidding, analyzing, negotiating, and awarding contracts to Trades who are approved by both Purchasing and Division leaders. In addition to procurement duties, the NSPS is responsible for assembling and maintaining budgets, preparing documents for inclusion into trade contract agreements, and other duties related to the purchasing process. The SNPS may be asked to run a national category management team or a process improvement team where they will work with their peers on cross market initiatives.

Major Duties / Responsibilities of Position:
  1. Develop and Maintaining Building Specifications
  2. Manage Competitive Bid Process
  3. Spread, Qualify, Analyze, and Negotiate Bids and Trade Partner Pricing
  4. Ensure that polices are followed, Contracts are Adhered to and Managed Properly.
  5. Develop and Manage Direct Construction Cost Budgets for New and Ongoing communities.
  6. Participate in VE, preliminary architectural reviews, feature & specification meetings, and model walks.
  7. Identify, develop new Trades. Manage Strong Trade Relationships
  8. Maintain a Strong Working Relationship with other Departments.
  9. Fill in as needed within market or within other markets as needed to level workloads.
Background / Experience Required:
  1. Mainframe and personal computer proficiency, including Microsoft Office Suite: Word, Excel, PowerPoint, Outlook, E1
  2. Experience to perform all trade categories.
  3. Five years' experience in residential purchasing within the homebuilding industry
  4. Field construction experience a plus
Educational / Certificate Requirements:
  1. Bachelor's degree in Supply Chain, Construction, Business or Accounting preferred.
