Job Title: Residential Project Manager Overview: We are seeking a dynamic and experienced Residential Project Manager to oversee the planning, execution, and delivery of Residential residential construction projects. The ideal candidate will possess strong leadership skills, excellent communication abilities, and a proven track record of successfully managing Residential projects from conception to completion. This role requires a keen attention to detail, effective problem-solving skills, and a commitment to delivering high-quality projects on time and within budget. Responsibilities: 1. Project Planning: Develop comprehensive project plans, including scope, schedule, budget, and resource allocation, in collaboration with key stakeholders. 2. Client Liaison: Serve as the primary point of contact for clients, architects, engineers, and subcontractors, ensuring clear communication and alignment with project goals and objectives. 3. Team Management: Lead and motivate a team of construction professionals, including project engineers, superintendents, and subcontractors, fostering a collaborative and productive work environment. 4. Budget and Cost Control: Monitor project budgets, expenses, and cash flow, identifying cost-saving opportunities and minimizing project overruns. 5. Schedule Management: Develop and maintain project schedules, tracking progress and milestones, and making adjustments as necessary to ensure timely project completion. 6. Quality Assurance: Implement and enforce quality control measures to ensure that all work meets industry standards, regulatory requirements, and client expectations. 7. Risk Management: Identify potential risks and challenges throughout the project lifecycle, developing strategies to mitigate risks and minimize disruptions. 8. Contract Administration: Review and negotiate contracts with subcontractors and vendors, ensuring compliance with project specifications and legal requirements. 9. Change Management: Evaluate and address changes to project scope, schedule, and budget, coordinating with stakeholders to minimize impacts and maximize project success. 10. Documentation and Reporting: Maintain accurate and thorough project documentation, including progress reports, meeting minutes, change orders, and RFIs, and provide regular updates to stakeholders. Qualifications: 1. Bachelor's degree in Construction Management, Engineering, Architecture, or related field (preferred). 2. Minimum of 5 years of experience in project management, with a focus on Residential residential construction. 3. Strong knowledge of construction methods, materials, building codes, and regulations. 4. Proficiency in project management software, such as Procore, Primavera P6, or Microsoft Project. 5. Excellent leadership, communication, and interpersonal skills, with the ability to collaborate effectively with diverse teams and stakeholders. 6. Demonstrated ability to manage multiple projects simultaneously, prioritize tasks, and meet deadlines. 7. PMP or CAPM certification (preferred). 8. Understanding of sustainable building practices and LEED certification (a plus).
