Summary: The Operations Manager - Exterior Maintenance is accountable for leading the Exterior Maintenance Department of Botanical Designs Seattle. The Exterior Manager focuses on leading their department, customer satisfaction, optimizing work under customer budgets, and managing the department's labor hours to match gross margin targets.

(Essential Functions):
  • Leadership, management, and Accountability of the Exterior Maintenance Department, to include, hiring, evaluating, coaching, promoting, disciplining, and terminating employees within the Exterior maintenance department.
  • Accountable for the labor portion of gross margin for Exterior Maintenance
  • Accountable for overall exterior quality for accounts with recurring exterior contracts.
  • Hold weekly technician meetings to pass cascading messages, conduct training, communicate safety concerns, and elevate issues from technicians.
  • Participate in the weekly Seattle Leadership L-10 meeting and come prepared with issues to discuss, your scorecard filled out, and updates on the status of your rocks.
  • Participate in customer annual budget process and recommend/up-sell new Botanical Designs exterior and irrigation work.
  • Implement and oversee customer service program consistent with company mission; this includes proactive horticultural quality assurance, timely and thorough follow-up, and regular contact/meetings with customers. Working with other departments, oversee/generate necessary communications, proposals, billings, contract information, recordkeeping.
  • Oversee safety for Exterior Maintenance team and provide in-field training on horticultural techniques, safety, equipment, and customer service. Work to provide a variety of learning experiences when possible.
  • Oversee services provided by subcontractors, ensuring outcomes consistent with Botanical Quality Standards. Oversee/generate related communications, scheduling, proposals, permitting, billings, record keeping.
  • Maintain and account for Botanical Designs assets, including but not limited tools, supplies, and vehicles.
  • Responsible for branch and job site Safety, training and coordination of accident injury reporting in collaboration with Botanical Designs HR.
  • Direct and support the consistent implementation of company initiatives.
  • Keep Director of Operations informed of issues and events within the Exterior Division.
  • Operate a company vehicle as a driver o Always maintain a clean vehicle, ensuring, maintenance and exterior cleanliness
  • Remove personal items from vehicles daily (lunchboxes, cell phones, garbage, etc.)
  • Adhere to Company vehicle inspection policy
  • Report all accidents (regardless of nature and severity) immediately
  • Ensure security of building and vehicles by coordinating with other staff as necessary
  • Ensure security of buildings and vehicles by coordinating with fellow department managers on daily lock-up tasks, delegating to Exterior Maintenance Department staff as necessary.
  • Oversee overtime projects and shift schedule accordingly.
  • Monitor Salesforce, emails, and Teams messages throughout workday and respond in a timely manner.
  • Update and utilize Salesforce in daily work, keeping accurate and up-to-date records on all accounts.
  • Other duties as assigned.
Knowledge/Skills/Abilities:
  • Familiar with modern productivity software, including Microsoft Office, iPhones/iOS, and how to navigate modern web-based technology platforms.
  • Strong written and verbal communication skills. Ability to clearly and concisely present horticultural and technical subjects to customers and team members.
  • Ability to regularly drive in Downtown Seattle core, parallel park and navigate traffic.
  • Provide consistent leadership, promoting professional work standards, appropriate horticultural practices, appropriate safety protocols, good teamwork, empowerment, and open communication. Work to engender trust, honoring confidentiality.
  • Strong follow through, quick decision-making abilities and able to problem-solve in a fast-paced environment.

Qualifications
  • Minimum of 3 years management experience.
  • Minimum 5 years landscaping experience.
  • Must have a valid Washington State Driver's License and maintain a clean driving record.
