Capital Markets Responsibilities: · Manage the company's debt portfolio, including loan agreements, lines of credit, and other debt instruments. · Analyze and manage financial risks associated with debt, including interest rate risk and credit risk. · Develop and implement strategies to optimize the company's capital structure and minimize borrowing costs. · Monitor and forecast future debt needs, ensuring timely renewals or refinancing. · Ensure compliance with all debt covenants and reporting requirements. · Maintain strong relationships with key lending institutions. · Prepare financial reports and presentations for senior management on debt activities. · Work closely with cross-functional teams including property management, accounting, and legal departments to ensure alignment and execution of financing strategies. Treasury Responsibilities: · Manage the company's cash flow and liquidity, ensuring sufficient funds are available to meet financial obligations. · Develop and implement strategies to optimize cash flow, minimize idle balances, and maximize returns on surplus funds. · Oversee bank account management, including establishing and maintaining relationships with financial institutions. · Forecast future cash flow needs (13-week cash flow) and develop plans to meet those needs, including short-term borrowing strategies. · Prepare financial reports and presentations for senior management on treasury activities. Required Skills/Abilities:

· Strong understanding of debt financing instruments, loan structures, and risk management principles. · Excellent analytical and problem-solving skills. · Knowledge of capital markets and treasury management systems. · Strong communication and interpersonal skills, with the ability to build relationships with lenders. · Ability to work independently and manage multiple priorities. · Proficient in Microsoft Office Suite and financial modeling software. · Friendly and welcoming demeanor with the ability to maintain professionalism and a strong customer-focused demeanor with demanding clientele. · Excellent time management skills, detail-orientation and ability to multi-task and prioritize work. · Strong decision-making and problem-solving skills, along with advanced conflict resolution skills. · Effective communication and interpersonal skills and proficient in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization. · Knowledge of management methods and sound employee relations techniques with an ability to connect to staff, troubleshoot problems and help teams collaborate, as necessary. · Able to work in an equitable, inclusive, and diverse environment.
