JOB SUMMARY The Senior Accountant is responsible for property management accounting related to a portfolio of low-income apartment buildings, and also serves as Lead for select departmental duties that may include one or more of the following: grants, donations, real estate development, commercial tenants, capital projects, or payroll. Specific tasks related to an assigned property portfolio include (but are not limited to) general ledger maintenance and reconciliation, cash management, financial statement preparation, budget research and preparation, grant billing and review, funder reporting & compliance, financial audit prep, contract monitoring, and Washington State and IRS reporting compliance. ESSENTIAL JOB FUNCTIONS Perform all facets of property management accounting for assigned building portfolio (3 to 5 buildings on average). Serve as Lead for select departmental areas of responsibility, to be assigned upon hire. Prepare and review general ledger account reconciliations. Communicate with building and operational staff to research and resolve financial reporting questions and issues. Prepare and review journal entries. Maintain fixed assets records for portfolio. Prepare and review bank reconciliations for assigned buildings. Manage cash flow for assigned operating and reserve bank accounts. Monitor deposit requirements and ensure that funder requirements are satisfied. Prepare and review monthly financial statements for assigned building portfolio in accordance with Generally Accepted Accounting Principles (GAAP). Research, prepare, and review the annual budget for assigned buildings. Timely prepare accurate monthly grant invoicing for assigned buildings. Maintain grant information tracking workbooks and collaborate with Compliance Specialist to ensure all funder reporting deadlines are met. Monitor state and federal reporting requirements and submit all required reports, registrations, and licenses on time. Prepare reports for third party funders and additional stakeholders as requested. Complete annual financial audit preparation for assigned portfolio. Research auditor questions and provide additional documentation to auditors as requested. Provide financial data and coordinate with Compliance Specialist to successfully complete periodic contract monitoring requirements. Assist and support Accounting Manager to train new Senior Accountants and Staff Accountants as needed. Assist and support Finance Team co-workers as needed during staff leaves and times of heavier-than-normal workloads. Ensure consistent adherence to agency policies and procedures, accounting and non-profit best practices, and robust internal control procedures. Preserve and protect confidentiality regarding all personal and agency information. Maintain the highest level of professional conduct while working in any location and while communicating in any format. Develop effective leadership skills through leading projects, proactive problem solving, making suggestions for process improvements, mentoring Staff Accountants and new staff, nurturing a respectful, supportive, and inclusive work environment, and cultivating collaborative partnerships with co-workers. Special projects as assigned. ESSENTIAL JOB QUALIFICATIONS (Any equivalent combination of knowledge, skills, abilities, education, and experience will meet the Essential Job Qualifications standard.) Education: Bachelor's degree with a concentration in Accounting or Finance, or a combination of education and experience that provides the required knowledge, skills, and abilities. Experience: 3+ years of experience in accounting and financial analysis. Knowledge, Skills, & Abilities Thorough understanding of Generally Accepted Accounting Principles (GAAP), accounting best practices, and internal controls. Strong understanding of the elements of a Balance Sheet and Income Statement with experience reviewing, analyzing, and preparing financial statements and variances for distribution to stakeholders. Familiarity with the budget process. Solidly intermediate Excel skills, with strong working knowledge of basic formulas, vlookup, and pivot tables. Strong analytical skills, including experience with analyzing large data sets, researching accounting problems, developing solutions, and reconciling complex accounts and projects. Demonstrated competence with analyzing and classifying transactions, adhering to principles of consistency, relevance, materiality, and reasonableness. Excellent verbal and written communication skills and conflict resolution tools. Ability to identify key information and important trends, and effectively communicate the larger picture to a wider and/or non-Finance audience both verbally and in writing. Effective collaboration and project management skills. Desire to thrive in a highly diverse, dynamic, and inclusive team environment. Ability to train and work independently in the office and in a work-from-home setting, including managing priorities and deadlines, collaborating with teammates via MS Teams, setting goals, and striving for high standards of accuracy and productivity.
