Description

Job Objectives:

Contribute to the success of our organization by assisting in all aspects of Revenue Management for our multifamily properties. Collaborate closely with Asset Management and Property Management to analyze price positioning in local markets, develop and implement pricing and inventory strategies, and track revenue success. Take ownership of the day-to-day management of rental pricing and rate selection.

Revenue Management:

  • Monitor and adjust rental pricing to meet ownership goals.
  • Manage lease expiration curves at the property and unit type levels.
  • Visit properties to determine initial amenity pricing adjustments.
  • Develop, execute, analyze, and measure pricing strategies by property and region.
  • Establish pricing calls with properties to adjust strategies based on current conditions.
  • Coordinate asset strategies with the Asset Management team and Owners.
  • Assist in identifying opportunities to increase ancillary income.
  • Understand market conditions and comparable property pricing to inform our pricing strategy.
  • Oversee comparative market surveys completed by on-site Property Management staff.
  • Compile, analyze, and interpret multifamily property data, including historical performance and leasing trends.
  • Work closely with Leasing, Operations, and Marketing teams to align revenue management strategies with leasing objectives and marketing initiatives.
Administrative & Compliance:
  • Develop and review reports on rate acceptance, hold period compliance, and concessions.
  • Audit processes to ensure adherence to revenue management and company policies.
  • Participate in the budget process to forecast property revenues.
  • Manage additional projects as needed.
Submarket Analysis:
  • Conduct thorough analysis of submarket trends, including supply and demand dynamics, competitor pricing, economic indicators, and demographic shifts.
  • Identify opportunities and risks within each submarket.
Forecasting and Budgeting:
  • Collaborate with Asset Management to develop annual revenue forecasts and budgets for each property.
  • Monitor performance against budgeted targets and recommend adjustments as necessary.
Requirements

Essential Knowledge, Skills, and Abilities:
  • Demonstrated interest in real estate and/or pricing.
  • Independent thinker with strong opinions and the ability to work autonomously.
  • Proficiency with Microsoft Excel, Power BI and other analytical tools.
  • Familiarity with database design, development, and management.
  • Expertise in forecasting and pricing for rents/leasing.
  • Basic understanding of accounting principles.
  • Strong creative, research, analytical, and quantitative skills.
  • Effective organizational and time management skills.
  • Excellent verbal and written communication and listening skills.
  • Strong interpersonal skills with the ability to interact effectively with other Associates.
Qualifications:
  • Bachelor's degree in Finance, Economics, Real Estate, or a related field.
  • 2 or more years of experience in an Analyst or Associate level role.
  • Revenue management experience within multifamily, hotel, airline, or related industry preferred.
  • Proficiency in data analysis and financial modeling.
  • Excellent communication and presentation skills.
  • Proven ability to work independently and collaboratively in a fast-paced environment.
  • Knowledge of multifamily real estate markets and industry dynamics.
  • Strategic thinker with a passion for driving revenue growth.
