This role involves close collaboration with our executive management team and property management experts. The team member should thrive in an entrepreneurial, highly collaborative, and fast-paced environment. The role also requires the ability to assist in developing investment memoranda, conducting in-depth market research, and performing property-level due diligence. Key Responsibilities Property Financial Analysis and Due Diligence:

Develop detailed property financial models, incorporating varying assumptions and underwriting components.

Input property data into the models, including existing building programming and metrics, rent rolls, expenses, historical financials, and other relevant information for underwriting purposes.

Analyze existing building plans, rent rolls, and zoning information to derive value-add and stabilized assumptions.

Perform various situational and sensitivity financial analyses to evaluate different investment scenarios.

Perform financial due diligence on potential acquisitions and prepare investment memos.

Return Analysis:

Determine unleveraged and leveraged property-level returns and equity returns.

Create Sources & Uses statements, unit mix analysis, and pro forma financial models to determine optimum Return on Cost, Net Present Value, and Internal Rate of Return.

Market Research:

Conduct comprehensive market research, including rent comparison analyses, to make informed revenue and market trend assumptions.

Stay informed about market and economic conditions, and industry developments that may impact the company's real estate investments.

Research comparable property transactions and market benchmarks.

Budgeting and Forecasting Support:

Collaborate with the team to assist in the annual budgeting and forecasting processes.

Monitor and analyze budget-to-actual performance, identifying areas of concern and proposing corrective actions.

Investment Support:

Assist in the preparation of investment memoranda to present opportunities to stakeholders effectively.

Support the due diligence process by conducting in-depth research and analysis of potential acquisitions.

Collaboration and Communication:

Work closely with cross-functional teams, including Asset Management, Operations, and Legal, to ensure financial objectives align with overall business goals.

Present financial analysis and recommendations to senior management in a clear and coherent manner.

Collaborate with team members to share insights and contribute to strategic decision-making.

Skills, Knowledge and Expertise Demonstrate effective, courteous communication (written and verbal) and interpersonal skills

Strong customer service skills, with the ability to maintain confidentiality and professionalism

Ability to learn and retain knowledge of operating software system

Excellent analytical and problem-solving skills

Conduct in-depth research, analyze complex data, and translate findings into actionable insights

Ability to operate in a constant state of alertness, and safe manner

Driving is an essential function of the job

English must be used when communicating with a client or coworker. Another language may be used if preferred by both parties.

Knowledge and practice of Company standard operating procedures and related policies, procedures and laws

Familiarity with portfolio and financial management concepts

Education (level and type)

Bachelor's degree or higher in Finance, Real Estate, Economics, or a related field preferred

Required Work Experience

Minimum number of years: At least 5 years of related experience in real estate financial analysis, modeling and underwriting preferred

Certifications and/or Licenses

Valid driver license legally allowing driving for work purposes during working hours;

Valid automobile insurance when operating a vehicle for business purposes; and

Any other licenses/certifications required by a governing agency - otherwise, none

Continuing Education Courses

Only those required to maintain government agency certification or licensing

Completion of applicable Company training programs throughout employment

Working Conditions

Short periods of exposure to all weather conditions, including extreme temperatures of below 32 degrees and above 100 degrees

Position may require work at other locations

Majority of time spent in an office environment
